one of the last remaining farmhouses (with approximately 4-6 hectares of natural land).
17109 Ivenack (Goddin) – Mecklenburg-VorpommernOne of the last remaining estate buildings of its kind in the country:
The Goddin estate manager's house, with 7,000 (or up to 45,000?!) square meters of additional natural land, including wooded areas, meadows, a garden, and ponds.
Highlights:
Located in the Mecklenburg Lake District, near the Ivenack estate (a lake with an island, home to some of the oldest oak trees in Central Europe, and an extensive park with a treetop walk). This is one of the last examples of its type: a barn-style estate building, formerly the estate manager's house of what was once the largest estate in the country by area (7,902 hectares – the Plessen family estate, including the Ivenack estate on the lake and in the park with the oldest oak trees in Central Europe). After many years of vacancy, it is now ready for a new purpose, with 7,000 (+ 45,000?!) square meters of green space, in a very peaceful and quiet location on the edge of a field, with trees, a garden, fields/pasture/meadow, 2 or 3 ponds, and the possibility of bringing new life to the property, which consists of three separate buildings (a 1,550 square meter main house, a stable/grain storage area/attic, and a shed), through private residences, with a studio/loft, and/or independent/self-employed work, all within the beautiful "Mecklenburg" natural landscape. A truly competitive purchase price (typical for this type of project, often with options for rent-to-own) completes the picture. The property boasts a unique architectural design and an exceptionally peaceful location on the edge of a field, with unobstructed views. The land area, which can be expanded through additional purchase or lease, is larger than shown in the aerial photograph (marked in red).
It can be further expanded by incorporating adjacent natural areas (to the right, left, and towards the field):
- 3 areas with ponds, owned by the municipality.
- 1 area with established trees and an integrated garden area or orchard, owned privately.
The building features a two-story design with a large mansard roof.
- Upper floor (D.G.): Formerly a granary, now with an open-plan design featuring exposed beams.
- Ground floor (E.G.): Formerly a living area behind the central facade, with 1 former retail space ("grocery store"), 1 stable area, and 1 outbuilding on the ground floor, with ground-level access.
= 1,550 square meters, including the attic space.
This property is ideally suited for group housing, communal living, assisted living/hospice facilities, preventative care centers, children's and youth homes, as a (Ayurvedic) wellness center, or as a meditation and cultural center, offering a mix of private residences, studios, lofts, seminars, courses, and events (+ "open-air" options)! A type of "agricultural school" with adjacent demonstration gardens (for permaculture, terra preta, etc., including animal husbandry) as an "academy in the fields" would be very suitable for this location. The large, quiet, and green property can certainly be directly integrated into the aforementioned functions and uses.
In conclusion: This is a residential and commercial property for nature lovers, connoisseurs, and enthusiasts of unique historical properties. It has been vacant for some time, is in a partially gutted state ("shell" condition), with corresponding structural damage, but still has acceptable construction quality, rural charm, a good layout, and usability. Please note: potential expansion areas:
1) to the left of the path: a smaller pond with trees.
2) to the right, slightly below the house: a larger pond with a meadow.
3) northeast (to the right, above the house): woodland with an "integrated" garden.
4) A portion of the land above area 2: woodland and shrubbery.

MEMO (Summary of Advertisement / Property Information):

Cadastral designation: Goddin, parcel 1,
Plots 87 + 88 + 89 + 90 + 91 + 96 (contiguous),
with a total area of 7,000 square meters. Comparison: The red-bordered section of the property in the aerial photograph. Subject of purchase: The land/plots as described above, as well as the existing property, the 'Estate House'. Purchase price: €169,000.
Commission: 6.95% of the purchase price (50% for buyer & 50% for seller), inclusive of all VAT,
earned and payable 1 week after notarization. Availability: Immediately.
Condition: Stripped to its basic structure, vacant (without use).
Included in the purchase price: Several thousand bricks, from the original construction period, in their original format, collected and stacked in the barn section of the house…
Entries in the land registry: No restrictions whatsoever (e.g., easements, rights of way) are registered in any of the three sections. The property will be sold free of encumbrances. A bus route connecting to NB & Stavenhagen occasionally crosses the extreme edge of the property (from the street side, near the bus stop and the 'hedged area'). This happens 1-3 times a day and appears to be based on an informal agreement with the local council. However, this circumstance, which is not particularly restrictive in practice, could be changed.
Furthermore, the local council has already suggested relocating the recycling containers opposite the bus stop...
The possibility exists to purchase or lease up to 4 adjacent natural plots of land, totaling 3 ponds, a small wooded area, green spaces, and a former orchard. This is subject to agreement with the current owners (private individuals and the council). A private individual has indicated a willingness to sell, and discussions have been held with the mayor, with active support promised.
NOTE: When acquiring the land, we can expect to pay local market prices (approximately €10,000 - €15,000 per hectare). In the case of lease agreements for individual plots of land, it should be noted that the annual lease payments (are very low, typical for the region)... Previous building restrictions (or prohibitions, etc.) were not known to the owner or to other interested parties. However, specific statements regarding the feasibility of individual design requests can only be made after discussions and approvals from the historical preservation office and the building authority. The property is under the care of the 'Deutscher Denkmalschutz' foundation! Please note: When considering the financing of renovation, conversion, and other investments (technical equipment, infrastructure, heating, doors, windows, insulation, etc.), it should be remembered that, apart from the sheer SIZE of this property, in particular, historic estates and similar properties, banks practically offer NO building and renovation loans!
