The former electrical storage space, which I am offering for private use, and which could later be repurposed as a hobby room, is located in a secure area of an underground garage at Saunsstr. 1, 56743 Mendig.

The space is dry and maintains a temperature of approximately 17 degrees Celsius year-round, without the need for heating or cooling. However, the installed wall heaters can be connected to the central gas heating system if required, and in that case, the utility costs would need to be adjusted accordingly. With optimal space utilization, up to 5-7 vehicles can be parked.

Access is via a ramp. The roller door is remotely controlled via a radio frequency system. In addition, a washbasin, toilet, and shower are provided for the exclusive use of the tenant. Hot water for the shower is supplied by an electric instantaneous water heater with a consumption meter.

The town of Mendig itself is located in the Eastern Eifel not far from the Rhine, about 5 km from Lake Laach in the Laach volcanic area. Mendig is located on the federal highway 61 and the federal highway 262: Andernach (Rhine rail), Mayen and Gerolstein (Eifelquerbahn).
Regular bus lines to/from Andernach/Neuwied and Koblenz and to Mayen (to the west). The town belongs to the Rhine-Moselle transport association.
There are stores and supermarkets in the town, doctors' surgeries of various specialties as well as three kindergartens, an elementary school and the Realschule plus Mendig, which was merged from the Hauptschule and Realschule in August 2010. The town has 8,496 inhabitants together with the association municipality and the surrounding neighboring municipalities from other administrative areas. Together, this results in a buyer potential of 19,000 people.
The administrations of the city and the association of municipalities are located in the immediate vicinity and can be reached in 10 minutes without a car. Further stores are located in the immediate vicinity. The city is in the process of improving the infrastructure through suitable expansion measures.
