Once the Celts felled trees and smelted ore here, today there is a lot of building going on
The small town in the Enzkreis district of Karlsruhe, 12 kilometers south of Pforzheim, has just under 7,500 inhabitants. Since the municipal reform of 1975, it has consisted of the formerly independent communities and current districts of Arnbach, Dennach and Waldrennach. Neuenbürg is proven to have been settled already at the time of the Celts in the 6th to 5th century B.C., ore mining and forestry were the pillars of the local economy at that time, archaeological findings from the year 2006 give impressive information about it. However, the granting of town rights did not take place until the late 13th century, and for a long time and until the 20th century Neuenbürg was almost exclusively characterized by agriculture; today, with the two industrial estates Wilhelmshöhe I and II, the town also offers plenty of space for modern businesses. In addition, local politics has been very active in recent years in the designation and development of new residential areas, namely the five new areas Buchberg II and III, Thomastrasse, Wanner Areal and Zwerchweg in Arnbach as well as the municipal rental property of the former residential and commercial building "Eintracht" in Alte Pforzheimer Straße 14 directly on the Enzufer, which is to accommodate 5 rental apartments with living spaces of 70m² to 157m² in the future as part of the development program "Stadtkernsanierung II/Bahnhofstraße".
The proximity to major regional cities has not yet had an impact on prices
Despite this extensive construction and redevelopment work, Neuenbürg is still quite a favorable place to buy a home compared to its directly neighboring towns and communities and even more so to the nearby major regional cities. The average property purchase price of 1,600 euros/m² as well as the prices for apartments are currently just under 1,400 euros/m² and for houses about 1,800 euros/m², which is far below the state and national average. With the exception of Engelsbrand (approx. 1,000/2,000 euros/m²) in the east and Dobel (approx. 1,100/1,600 euros/m²) and Schömberg (approx. 1,000/1,600 euros/m²) in the district of Calw in the south, almost everywhere in the area is more expensive than Neuenbürg, in some cases considerably so. For example, in Straubenhardt (approx. 1,700/2,200 euros/m²), Birkenfeld (approx. 1,600/2,300 euros/m²), Keltern (approx. 2,200/3,000 euros/m²), Pforzheim (approx. 2,300/2,800 euros/m²), Calw (approx. 2,100/2,300 euros/m²), Karlsruhe (approx. 2,900/3,000 euros/m²) and Böblingen (approx. 3,000/3,200 euros/m²). This makes the geographically favorably located city equally interesting for investors and owner-occupiers, all the more so since in the other cities and communities of comparable size around Pforzheim, with the exception of Neuhausen, Neulingen and Ispringen, such as Königsbach-Stein, Niefern-Öschelbronn, Remchingen, Tiefenbronn and Wiernsheim, average property prices of between approx. 2,000 and 3,000 euros/m² for apartments and houses dominate the market.
Ruins, castles and museums, high moor and wild lake, miniature golf and barbecue areas
But Neuenbürg offers not only relatively low real estate prices, but also a livable and lovable residential environment with many recreational opportunities in nature and numerous cultural entertainment opportunities. For example, the local castle ruins from the 12th century and the new castle from the 17th century with the Regional Museum of the Northern Black Forest are ideally suited for hikes and sightseeing; the Waldenburg ruins and the Angelstein rock group above the town are also popular hiking destinations. The same applies to the nearby Eyachtal nature reserve with its high moor and the small Wildsee lake. The high-altitude hiking trail Westweg from Pforzheim to Basel, which runs for about 285 kilometers through the Black Forest, also passes through Neuenbürg, as does the Enztal bike trail, which is about 115 kilometers long. Other recommended tours include the Black Forest spa route between Bad Herrenalb, Eyachtal and Bad Wildbad, around the Frischglück visitor mine, which is well worth seeing, and from Marxzell via Schielber, Holzbachtal and Schwanner Warte to Neuenbürg. Also very popular with hikers are the three public barbecue areas at the sports grounds "Breites Tal", in the district of Waldrennach on the Hohenacker and in the castle ruins on the Schlossberg, which can be used with a registration at the town hall or castle and for a user fee. In the above-mentioned Wilhelmshöhe development area there is also a miniature golf course, and directly at the Neuenbürg/Freibad S-Bahn stop there is a small animal zoo that is very popular with young visitors. The municipal open-air swimming pool has heated pools for swimmers and non-swimmers, a wide-wave slide, a diving tower, a children's area with a paddling pool and swinging animals, as well as a kiosk in the middle of a spacious green area.
