Adjacent to this is an area of approximately 50 m², which used to be a cold storage room. It has no windows and a standard ceiling height. The hall is heated and has an electrical connection with up to 300 kW. There is a sink with hot and cold water. Toilet facilities are also available. The walls are tiled, and the hall is clean.

In addition to the hall, the outdoor area with 4 carport parking spaces and additional open parking spaces can be rented for €250 per month, totaling approximately 290 m². An additional carport is available for €50 per month.

Unfortunately, the space cannot be used as a car repair shop or for car sales. The courtyard cannot be accessed by trucks or motorhomes longer than 7 meters, as the entrance is too narrow. The estimated heating costs of €25 per month are only calculated to prevent freezing.

Seitingen-Oberflacht has good infrastructure. The property is located in the heart of the town, on the main street. It's 10 km, or 12 minutes, to Tuttlingen. The A81 motorway is approximately 11 km, or 12 minutes, away, and it takes about 1 hour and 25 minutes to reach Stuttgart or Zurich.
