Store with large storage areas on two levels and an outdoor area.

Starting April 1, 2027, it will be possible to rent the premises of the former agricultural supply store, located in a green area. The building offers extensive storage space, both indoors and in an outdoor area, including a 150 m² covered shed with three sides enclosed. The agricultural supply store has been operating since 1898, and has been located at its current site since around 1900, and until 1963 it also included an old timber-framed mill. The total area (details see attachments) is divided into three levels:

Ground floor: 224 m²
The entrance is at the front, on the main street, with access to the store via stairs/ramp. Other entrances to this level include the main entrance (providing a second access to the office/cash register area) and a side ramp with stairs, which can accommodate pallets. The current office and adjacent room with a window overlooking the courtyard will be equipped with an air-to-water heat pump for cost-effective heating and cooling in the summer. Currently, there is a larger infrared heating system on the ceiling. The remaining rooms on this floor are unheated. Ceiling heights are approximately 3.40 meters.
Basement (U1): 194 m²
The basement is accessible via an internal staircase. Due to the sloping terrain, there are three additional entrances from the outside: a rear ramp, a ramp door, and a single door. All basement rooms are unheated. The basement rooms are on one level and can be used with forklifts and pallets. Ceiling heights range from 2.05 to 2.31 meters. There is an outdoor area of 450 m² plus a shed of 150 m².

The outdoor area (excluding the shed) is currently included in the overall package at no extra cost, including the 6 parking spaces located there (provided no pallets are stored there). The shed, open to the outdoor area and with a concrete floor, was built in 2007. It measures 15 x 10 meters and has 2 supports on the open side. 4 parking spaces are located directly between the shop and the street, and an additional 3 parking spaces can be added optionally, outside the outdoor area included in the lease agreement. It is also possible to rent portions of the property, at a higher base rent. The current rental offer applies to the entire property. This is a business-to-business (B2B) rental only. The tenant is responsible for obtaining all necessary permits for their business.

The store is conveniently located, close to the new town center, with easy access to Rewe, Aldi, Sparkasse/Märkischer Bank, doctors' offices, a pharmacy, and a kindergarten.
