The office space is located on the 1st floor of an office and commercial building, very close to the Feuersee lake in Stuttgart. The 146 m² space is equipped with air conditioning and includes three lockable private offices, a spacious open-plan office area, and a kitchenette. The space can accommodate 10 to 12 workstations and is suitable for both traditional office uses and coworking concepts, shared offices, or office communities.

Separate ladies' and gents' restrooms are located on the same floor and are shared with the company that owns the building. The cleaning of the restroom facilities is included in the base rent. The office cleaning is the responsibility of the tenant; however, it is possible to arrange for the existing cleaning service of the landlord, subject to agreement. The building is heated by a central gas heating system.

Upon request, furniture and technical equipment from the previous tenant can be taken over. Additionally, underground parking spaces are available as an optional extra.
