Apartment for rent, 2 rooms + kitchen, 40 square meters.

I am renting out a nice 2-room apartment (40m2) with a balcony and a storage room. The apartment is located on the 5th floor of a well-insulated apartment building and faces east. It has excellent transport links (5 minutes to Strašnická metro station, 2 minutes to tram and bus stops). There are many shops, Gutovka park, a school, and restaurants nearby.

The apartment features a kitchen area with a ceramic hob and oven. There is a corner wardrobe in the bedroom. Otherwise, the apartment is unfurnished. There is space for a washing machine in the hallway.

The rent is 16,500 CZK, plus utilities (4,465 CZK) plus electricity consumption (the electricity meter will be transferred to the tenant for the duration of the rental, approximately 600 CZK per month).

Note regarding utilities: A new heat pump has been installed in the building, so heating costs are minimal. The previous tenant had a very high consumption of hot water (50 m3/year = 137 liters/day), which is more than double the average consumption for two people. This resulted in high water bills, which could be at least 1,000 CZK lower with normal usage. We are currently negotiating a reduction in the utility fees.

Only long-term rentals are considered. No smoking allowed.
