Move in, don't build – a detached single-family house in a quiet location in Munich-Moosach.
80992 München (Moosach) – BayernA detached, single-family home completed in 2023, located in Munich, in an exceptionally quiet area and immediately available: This combination of factors makes this house particularly special. The individually designed single-family home was built by the traditional Bavarian construction company Keilhofer, which has a history spanning more than 100 years. The exterior walls, approximately 36 cm thick, are constructed using a high-quality timber frame system with structural timber and ecological wood fiber insulation. The current owners report a completely smooth construction process. Since being occupied on June 1, 2023, the house has been lived in. The builders are extremely satisfied with the quality of construction and the living environment to this day. As a true detached single-family home, the building is accessible on all sides and is surrounded by its own garden on all sides. Upon entering, the bright and warm atmosphere is immediately noticeable. Wood not only characterizes the construction, but is also visible in the ceilings, staircase, and numerous details. Large windows, high-quality parquet flooring, and carefully selected materials create a modern and yet very comfortable home. The ground floor is the heart of the house. The open-plan living and dining area, with approximately 34 square meters, opens directly onto the garden and the sunny wooden terrace. The adjacent, spacious kitchen, with approximately 14 square meters, is bright and features high-quality finishes. This provides nearly 50 square meters for cooking, dining, and living. Future changes have already been considered in the design. Part of the living area can be separated to create an additional home office or guest room if needed. A dedicated underfloor heating circuit has already been planned for this purpose. Even with this configuration, a spacious living and dining area is maintained. In the entrance area, there is a custom-made wardrobe designed by a carpenter, which optimally utilizes the available space and offers ample storage. Even a dedicated space with a charging station for the cordless vacuum cleaner, as well as storage for cleaning supplies, has been integrated. Adjacent to the wardrobe is the guest bathroom. Here, too, forward-thinking planning was implemented: The plumbing connections allow for the later installation of a larger bathroom if desired. A solid oak staircase leads to the bright upper floor. Here, there are three well-proportioned rooms, approximately 17.7 m², 14.5 m², and 13.5 m² in size. Their use remains flexible: a master bedroom, children's rooms, a guest room, or a home office can be arranged differently depending on the stage of life. The largest room is also ideal as a children's room; conversely, the other two rooms can also be used as bedrooms or studies. The upper floor is complemented by a spacious family bathroom with a bathtub and shower. Custom-made carpentry, high-quality sanitary fixtures, and carefully selected details continue to uphold the house's commitment to quality. A significant added value is the full-fledged basement, constructed with waterproof concrete. Three separate rooms, approximately 15.7 m², 18.4 m², and 14 m² in size, provide a total of nearly 48 m² of additional usable space for storage, hobbies, sports equipment, toys, or extra storage. In addition, there is a separate utility room of approximately 11.6 m². The exterior landscaping is also completely finished. The sunny south-facing terrace, made of thermally modified pine, is directly adjacent to the living and dining area. An electrical connection is already in place for the future installation of an electric awning, as are the wiring for additional garden and pathway lighting. This house combines the quality and individuality of a modern new build with a significant advantage: you can move in immediately.

Location
The house is located in a particularly quiet residential area of Munich-Moosach. The street has very little through traffic, and the building is also set back significantly from the road. This creates an unusual level of peace and privacy for Munich. The surrounding area is characterized by single-family homes, plenty of greenery, families, and long-term residents. The current owners describe the sense of community as exceptionally personal and friendly. The immediate surroundings are particularly appealing for families. Just about 50 meters from the house is a popular playground, which is shaded by large trees in the summer. Adjacent to this is a green, park-like area. The area also offers a wide range of opportunities for leisure and sports. The nearby Post-Sportverein Munich offers an exceptionally broad range of activities for children and adults, including soccer, basketball, tennis, athletics, and children's gymnastics. The extensive Nymphenburg Palace Park, with its green spaces, paths, and lakes, is also easily accessible. At the same time, the location offers excellent urban connections. The Munich-Moosach train station (S-Bahn, U-Bahn, and tram) is approximately a ten-minute walk away. From there, you can reach the main train station (Hauptbahnhof) in about 13 minutes, Marienplatz in about 16 minutes, and Munich Airport in approximately 32 minutes, all without needing to change trains. The A8 highway and the Munich ring road are also easily accessible by car. This location combines two qualities that are rarely found together in Munich: an exceptionally quiet, green, and family-friendly living environment with excellent connections to the city center, the surrounding region, and the airport.
