Seeking members for a homeowners' association in the Lübeck Bay area.

Our construction projects are not for commercial purposes, but rather are undertaken by an association dedicated to providing age-appropriate and care-friendly housing. The association primarily builds smaller residential complexes in the Lübeck Bay area, designed to be affordable for seniors. In most cases, our members find that their current homes, with their large plots of land, have become too big now that their children have moved out, and they don't want to spend their later years managing such a property. They simply want to enjoy their retirement. To achieve this, project-specific homeowner associations are formed, composed of members of the association who are seeking a suitable retirement home. I, Detlef Wölfel, am a founding member and a retired architect, and I have designed these projects to fully comply with all building regulations and the latest, energy-efficient standards, including:
- Photovoltaic panels,
- Battery storage,
- Heat pump,
- Underfloor heating. Therefore, the operating costs will be very low, which will be confirmed by the energy performance certificate that will be created. The construction costs include all of the following expenses:
- Architecture and construction management,
- Demolition of the existing building and backfilling,
- Removal of trees and shrubs,
- Civil engineering for supply and disposal lines,
- Access roads and parking spaces,
- Turnkey construction of the building, including elevator and ramp,
- Land share,
- Property transfer tax, notary fees, surveying, and fees. The additional costs listed on real estate portals can therefore be completely disregarded and do not need to be added. Due to the different sizes and locations of the apartments, whether as a terrace apartment with a garden, the middle unit, or the penthouse apartments, the construction costs range from €380,000 to €550,000. I will personally oversee and manage the entire construction project, from start to finish, including the handover of the keys.
