This detached, single-family home, built in 1961 and featuring an accessory dwelling unit (ADU), is situated on a 614 square meter plot at the edge of a forest, in a quiet and desirable residential area of Truchtlaching. Due to its unique location, there are no obligations to the city regarding snow removal or sidewalk maintenance, as there is no public sidewalk or pedestrian traffic to protect!
House Exterior:
This two-and-a-half-story building already incorporates the following KfW 70 / GEG standards:
* Roof: 160mm PUR insulation, U-value 0.14.
* Basement exterior wall and foundation area: insulated with 140mm XPS N+F panels.
* Triple-glazed, high-quality German plastic windows of the latest generation, compliant with KfW 70 standards, with electric blinds. Includes enhanced security features on the glass and hardware.
* The new roof, installed by a local carpentry master company, is fully insulated and extended on all sides. It features new, anthracite-colored Braas clay tiles, along with gutters and downspouts, including a chimney enclosure and a stainless steel cap. During the roofing process, mounting brackets for PV modules were pre-installed on the south side (aluminum square profile supports are in place to hold the PV modules), while snow guards were installed on the north side. Underneath the roof, the central rafters and all other rafters were reinforced professionally. The attic is now suitable for conversion due to the excellent insulation. On the exterior, the connection between the foundation slab/footing and the masonry was sealed with a recessed joint, and all areas in contact with the ground were sealed with a waterproof bituminous primer and a 2K bituminous coating. The 140mm XPS+F perimeter insulation boards were later installed with a 2K coating on all sides of the house, in areas in contact with the ground and around the foundation. Before backfilling the excavation, a V4A flat grounding conductor was laid around the house, running inwards to the new grounding busbar, and the transition from the exterior to the interior was properly sealed. Resistance measurement: <10 Ohms! A drainage system with a total of four drainage shafts has also been installed. The rainwater channels have been relocated to a different location to allow for the potential installation of a cistern in the future. A conduit has been installed for the corresponding pipes leading into the interior of the house. After installing a non-woven geotextile layer, the area was backfilled and compacted multiple times. An approved building plan, including structural calculations and a materials list, is available for a 64m2 double carport/garage (a new sewer line has already been installed and connected for this). There are already 2 existing garages, and new CAT cables (5x16mm2 and 3x2.5mm2 NYY-J) have been laid in conduits to these. The external sewer connection, located next to the house and accessible via a manhole, was open and leaking due to its age. Now, a custom-made KG double-Y pipe (160mm, 3-in-1) with a lockable inspection opening has been installed. Connected to this are the newly installed KG-125 rainwater pipes and the newly installed KG-100 internal drainage system for the house. All old ceramic and cast iron pipes have been removed or decommissioned and replaced with the measures described above. Inside the house:
A new 3-way water distribution manifold with a filter unit and a water meter housing bracket has been installed. A newly installed and connected Hager meter cabinet (4-row), wired with 16mm2 cable, is located in the basement. This cabinet is suitable for solar PV and heat pump systems (pre-installed). In the utility room, a new Hager cabinet with three rows is installed for additional electrical and lighting circuits. All 5x16mm² cables running to and from the distribution boards are already installed within the walls/ceiling and connected via conduit. Several 50mm conduits run from the utility room to the technical room in the basement, where the meter cupboard is located. This is where the underground cable from the energy provider enters the building. Inside, everything has been stripped and prepared for a centralized heating system and a flexible layout.
