First occupancy after renovation - Spacious maisonette apartment in a listed building.
Moselstraße 6, 54518 Osann-Monzel (Monzel) – Rheinland-PfalzDuplex apartment in an energy-efficiently renovated historical building, featuring a terrace and a separate entrance. This spacious and bright living unit, approximately 146 m² (excluding the terrace), is located on the ground floor and first floor of the "Winzer-Haus," a building constructed in 1884 in the style of a typical Trier building. The ceiling height on both floors is approximately 2.80 meters. The apartment has two separate entrances (one from the street and one from the courtyard). During the renovation, various stylistic elements of the original living area were preserved. In the hallway on the ground floor, you can still see the original cement tiles and a rounded arch with an Art Nouveau lamp in the shape of a grape. A special feature on the first floor is the door to the current master bedroom, which has been converted into a double door and likely led to the most representative room in the house. The apartment is finished to a high standard and includes:
- A large built-in kitchen with a cooking island
- A BORA induction cooktop with an integrated extractor fan
- A bedroom with an adjacent walk-in closet
- An en-suite bathroom on the first floor. Ground floor: Office and guest toilet
- Oak parquet flooring, solid wood flooring, and tiles
- Underfloor heating in all rooms (heating and cooling via heat pump)
- Large terrace and access to the courtyard
- Large utility room (furnished)
- Preparation for fiber optic connection to the apartment (distribution via CAT7 LAN to all rooms)
- Space for washing machine and dryer
- 2 parking spaces, one in the newly built carport (potentially with an electric charging station)
- Shared use of the garden (by arrangement)
- Electronic locking system - one key for all doors! - Bicycle storage (in the basement or utility room next to the carport)
- Option to share the vaulted cellar for storing your wine.
The roof of the building was completely rebuilt during the extensive renovation and insulated with a 25+ cm thick insulation layer between the rafters. The entire building envelope was additionally insulated with an interior insulation system (historic building!).

Information on equipment
The building has significantly better insulation than required for a historic building renovation (falling within the range of KFW50 to KFW70 standards). The heating and cooling are provided by a state-of-the-art Dimplex air-to-water heat pump (COP approximately 3.5). Please note that the utility costs listed are estimates. This is a first-time rental following the renovation, so there is no historical data available. Other services, such as stairwell cleaning and snow removal, are available upon request.
