~ Old Town House ~
Krämerstraße 9, 55276 Oppenheim – Rheinland-PfalzA charming small townhouse in the old town – practical living across multiple levels.
With its own entrance, individually usable rooms, and manageable upkeep, this historic townhouse offers a unique home for a single person or a couple. As the only apartment in the building, you'll enjoy the feeling of having your own small house. The approximately 50 m² of living space is spread across several levels. The upper floor features an open-plan kitchen and living area, a separate room, and the bathroom. The converted attic offers additional space for your personal furnishings: whether as a living room or a bedroom, you decide on the layout that best suits your lifestyle. A particularly practical advantage is the additional utility room on the ground floor, measuring approximately 8.45 m². This is where you can store laundry, drinks, household items, or a bicycle. This keeps the main living areas free for living. The compact size keeps cleaning and maintenance manageable. This makes the house particularly attractive to working professionals who appreciate a cozy home and want to make the most of their free time. The building's distinctive architecture and historical details give it its own unique character. Its construction history spans from the Baroque reconstruction and subsequent modifications, possibly extending back to even older, preserved elements. The separate studio on the ground floor is not part of the rented apartment. It is primarily used as an exhibition space and is rarely entered.

Information on equipment
The design combines high-quality natural materials with practical everyday functionality. Natural stone, real wood, and clay define the spaces, giving the compact apartment a unique living quality. The bathroom features granite. Sandstone floors and real wood parquet add further touches of elegance. Clay-plastered walls with lime paint, exposed brickwork, and the historic staircase create a sense of the building's individual character. The solid wood ceilings in the ground floor and first floor complement these materials, creating a harmonious overall aesthetic. Numerous windows ensure bright and airy rooms. In the attic, the ceiling that extends all the way to the gable creates a sense of spaciousness. Whether used as a living area or a bedroom, the space can be furnished according to your own preferences. The lighting concept, with its variable and indirect lighting options, supports different moods – from focused work to relaxed evenings. The roof is fully insulated; the interior surfaces of the roof slopes are covered with clay panels. The clay and lime finishes contribute to the comfortable atmosphere. The bathroom, kitchen, and attic each have their own separate ventilation systems. All windows are double-glazed. The bedroom features external shutters, providing additional options for darkening the room. The open-plan living and kitchen area is equipped with a high-quality fitted kitchen. The apartment is heated by a central oil-fired heating system with condensing technology. Hot water is provided by a flow heater, making it independent of the heating system. A separate utility room on the ground floor, with a washing machine connection, is particularly convenient. This space can be used for laundry, storage of drinks, tools, or even a bicycle. The building's technical equipment is also located in this area, keeping the living spaces free. As a potential future expansion, the possibility of renting the currently separately used exhibition space on the ground floor could be considered. This space has its own entrance and could offer additional opportunities for personal interests. Rental would be possible subject to availability and by separate agreement.
Location
Even in the Middle Ages, Oppenheim was a hub for European trade routes: here, the connection between Basel and Cologne met the route from Paris via Metz towards Prague. The former imperial city still retains its unique character today, with its historic streets, a vibrant wine culture, and the Gothic St. Catherine's Church as its landmark. The house is located on Krämerstraße, in the heart of Oppenheim's old town. The market square, with its restaurants and events, is easily accessible on foot, while you live slightly away from the immediate hustle and bustle of the market. Enjoying a coffee, dining at a restaurant, or having a glass of wine in the evening can easily be incorporated into your daily routine. As a regional center, Oppenheim offers comprehensive local amenities. In addition to the shops in the old town, there are larger shopping areas with supermarkets, pharmacies, and beverage stores, as well as a hardware store. Doctor's offices, pharmacies, and a TÜV (technical inspection) testing center complement the practical infrastructure. Many everyday errands can be easily accomplished on foot or by bicycle. The St. Katharinen secondary school is also located in the town. For working professionals, the location offers the benefits of living in a manageable town while being close to the economic centers of the Rhine-Main and Rhine-Neckar regions. The easily accessible train station provides connections to Mainz, Worms, and Mannheim. The regional road and rail network also provides access to Wiesbaden, Frankfurt, Darmstadt, and Alzey – depending on the destination, you can travel by car or with a change of transport. The cultural offerings range from concerts in the Katharinenkirche church to events in the old town, as well as theater, cabaret, and music at the Landskron castle ruins. The municipal cinema, the German Wine Museum, and the underground cellar labyrinth offer further opportunities for discovery. Wine taverns, winemakers, and a diverse range of restaurants allow you to experience the Rhineland-Palatinate lifestyle firsthand. After work, the vineyards, the Rhine River, and the Oppenheimer forest offer opportunities for relaxation. The Rhine Terraces Path and the Rhine Cycle Path provide opportunities for walks, hikes, and bike rides. In addition, there is a riverside beach, boules courts, and a fitness trail. Water sports enthusiasts will find a harbor with boat moorings and a canoeing club; the local airfield complements the leisure activities. A vibrant community life makes it easier to meet people and pursue personal interests. This includes the gymnastics club Oppenheim 1846, the athletics association LG Rheinfront, tennis and football clubs, dance sports, archery, fishing, and water sports. Choirs, musical ensembles, the Landskron cultural association, the photography club, and the historical society also offer opportunities to get involved, as do the local tradition associations. A local police station and the municipal order service, based in Oppenheim, are responsible for public safety and order in the area. Oppenheim is also the location of the administrative office for the Rhein-Selz association of municipalities: a citizen's office and other administrative departments allow many official transactions to be handled directly in the town. This location combines a historical atmosphere, practical amenities, and a diverse range of leisure activities – making it attractive to people who want to organize their daily lives well and enjoy their free time consciously.
