The apartment is located on the top floor of a historic building, constructed around the turn of the 19th/20th century. The building is located on Warendorpstr. The owners have invested significantly in the building in recent years. In recent years, approximately all the windows have been replaced, the facades have been renovated, and the heating systems in the building have been gradually updated. Various bathrooms and kitchens have been renovated, and new heating systems have been installed, and so on...
The base rent is €700. The estimated utilities are currently €70 (per person residing there permanently, so €140 per month for 2 people). The apartment has an estimated living area of 55 square meters and is very bright. The area measurements are provided by the previous owner – we have never had the area professionally measured, and there are no reliable floor plans or area calculations available (please measure yourself if needed). The layout is very practical, with all rooms accessible independently from the hallway. Two bright rooms face the street, while another room and the bathroom overlook the small garden. The apartment has laminate flooring. An inaccurate and non-to-scale floor plan is included. The floor plan is not entirely accurate because it was modified during the renovation. Now, unlike before, the bathroom is accessed directly from the hallway (see yellow arrow). The arrangement of the shower and other fixtures has also been changed.
The owners are looking for financially stable tenants who intend to stay in the apartment for at least 2 years. Student shared accommodation (maximum 2 people!) is also generally considered.
Location
Warendorpstraße is a quiet street with little traffic. It's approximately a 10-minute walk (about 1 kilometer) to the city center, making it very easy and convenient to reach on foot or by bike. The train station is about 1.2 kilometers away, making it also very accessible and easy to reach.

A moderate rental increase (2% per year) and a minimum lease duration of 2 years are desired. Larger pets (dogs, cats, etc.) are not allowed. This is a non-smoking apartment (including smoking near windows or vaping)!
