The living and kitchen area measures 27.47 m² and opens onto the balcony through a wide window door. The bedroom (10.92 m²) faces the quiet side of the building. The bathroom is generously sized at 6.75 m², features large-format tiles, a window, and a bathtub with a hand shower (no separate shower). The living area, bedroom, and hallway have parquet flooring; heating is provided by underfloor heating connected to a district heating system. The apartment includes a private storage room in the basement and a balcony of approximately 4 square meters. A parking space directly in front of the building can be rented for €45 per month.

CONDITION AND MOVE-IN
The apartment is currently vacant. Before handover, the walls and ceilings will be repainted, minor damage will be repaired, and the apartment will be cleaned. You can also move in earlier and take over the painting and cleaning yourself. In that case, you will receive 1.5 months of net cold rent as a one-time rent reduction, which we will specify in the lease agreement. During the viewing, you will see the current condition of the apartment, which has not yet been renovated. There is no built-in kitchen. The connections for a kitchen, dishwasher, and washing machine are already in place – anyone who brings their own kitchen has complete freedom to install it as they wish.

VIEWING
We offer two viewing dates: Saturday, September 12th, and Saturday, September 19th, both from 10:00 AM to 12:00 PM. Please let us know briefly how many people will be moving in and from what date. Please do not send any documents yet: we will request proof of income and a SCHUFA credit report only from the person with whom we intend to sign the lease agreement.
