There are places you don't find by searching; you simply recognize them – like this property in Balje, a small, idyllic village directly on the Elbe embankment, opposite the entrance to the North-Sea Canal. Once, an instrument maker lived here. Where others might have only seen an older building, we saw a promise. For almost a year, we have been fulfilling that promise: a new roof, complete insulation to modern standards, triple-glazed wooden Danebrock windows, a modern gas condensing boiler, and a new, self-contained biological wastewater treatment system. The old Hamburg tile stove, with its green glazed tiles, has been preserved – a quiet, beautiful detail that provides warmth without being the focal point. What was essential to its character has been preserved. Everything else has been reimagined. A house that breathes. This home has been created with a modern, open feel: spacious, bright rooms, an open-plan kitchen with direct access to the terrace, and alternating floors of warm wood parquet and cool blue stone. The kitchen – a custom-made piece by a carpenter – is modern and equipped with high-quality appliances. On the ground floor, there is one bathroom, and on the upper floor, there is another bathroom and two bedrooms. An interior designer has given the house its final, unique character: restored antiques are paired with modern furniture, carefully selected design objects, and artwork – a combination that you won't find anywhere else.

The Elbe Cycle Path runs directly past, flat and expansive, ideal for cycling or long walks along the dike with views of the water and marshland. Vast salt marshes characterize the landscape around Balje – a haven for countless bird species and a paradise for anyone who loves nature observation. The nearby Ostesperrwerk (flood barrier) is also worth a visit, as is the small marina with its lock, where you can watch the boats coming and going.
