Leased commercial space – 136 m² corner unit in a historic building from the Gründerzeit era.
Klosterbergestraße 30, 39104 Magdeburg-Buckau (Buckau) – Sachsen-AnhaltFor sale is a commercial unit of approximately 144.09 m² located on the ground floor of the corner building at Klosterbergestraße 30 / Coquistraße 4 in Magdeburg-Buckau. This four-story building, constructed in 1900, was built in the Neo-Renaissance style: it features rusticated stucco on the ground floor and first floor, window pediments on the upper floors, and a mansard roof over the polygonal corner. The building is a protected historical landmark and contributes to the streetscape of this well-preserved district from the Gründerzeit era. The unit is located on the prominent corner of the building and has two separate street entrances – a feature that is rarely found today. Behind the surrounding display windows, the space is divided into a spacious sales area, a separate bar area with a counter, a kitchen, storage space, and two separate restroom facilities for men and women. This allows for two separate uses under one roof, each with its own entrance. Since 2009, the space has been occupied by the same tenant as a grocery and convenience store with a snack bar, serving as the local supplier for the neighborhood. The lease agreement is fixed until the end of 2028, with a renewal option already contractually guaranteed to the tenant for a further three years. The tenant is responsible for maintenance and cosmetic repairs within the rented premises; the owner remains responsible for the roof and exterior. For investors, this means: a net cold rent of €10,680 per year, a reliable tenant with over 15 years of occupancy, and manageable administrative costs. The current rent of €6.18 per square meter is at the lower end of the market.

Location
Buckau is the industrial heart of Magdeburg. What was once a village, first mentioned in 937, developed into one of Germany's most important centers for mechanical engineering from the 1830s onwards. Buckau was granted town status in 1859 and incorporated into Magdeburg in 1887. The block-style buildings along Klosterbergstrasse were constructed in the 1880s and 1890s – specifically for the workers and skilled craftsmen of these factories. This building was completed in 1900. These rooms have their own history: in 1933, Ernst Wille, a Magdeburg SPD (Social Democratic Party) politician, opened a restaurant here, which became a meeting place for Social Democrats during the years of the Nazi dictatorship. Ernst Wille died in the Neuengamme concentration camp in 1944; a "stumbling stone" has commemorated him in front of the building since 2010. Just a few minutes' walk away is the Klosterbergegarten, created in 1825 by Peter Joseph Lenné and considered Germany's first public garden, with its neoclassical community hall from 1828/29 – now the home of the Telemann Center. In the last three decades, Magdeburg-Buckau has transformed from an industrial location into the most vibrant district of the state capital. The population has grown by over 50% since the 1990s. Today, the area is characterized by galleries, studios, cafes, the art and culture center in the old fire station, and the pub scene around Thiemplatz, all while preserving the original architecture of the Gründerzeit era. The apartment is located in a dense, established residential area, and the surrounding area represents a stable catchment area for a retail business at this location.
