80 m² apartment requiring renovation in Hage – affordable rent in exchange for your own work.

This apartment is not yet ready for occupancy. We are looking for a reliable tenant with some handyman skills who is willing to complete the remaining finishing work after mutual agreement. The approximately 80 m² attic apartment is located in a central area of Hage. Shops are right on the doorstep. Schools and a kindergarten are only about 200 meters away. This location is therefore particularly suitable for families. By completing the finishing work themselves, the future tenant can largely incorporate their own taste and personal preferences into the design of their new home from the very beginning. The following work has already been completed:
New roof
New windows, some of which are triple-glazed and soundproof
New exterior and interior doors
New electrical installation
New underfloor heating system
Significant technical groundwork

The following work needs to be completed by the future tenant:
Complete the drywall work on ceilings and walls
Plastering and sanding
Wallpapering and painting
Installation of flooring
Tiling in the bathrooms
Complete installation of heating, plumbing, and electrical systems. For the agreed-upon renovation work, the tenant will be provided with a materials budget of up to 10,000 euros, after consultation. Purchases and work will be coordinated in advance. In addition, the tenant will receive a fixed monthly rent reduction of 150 euros for a period of five years for their own contributions. Rental conditions:
Regular base rent after completion: 800 euros per month
Rent reduction for own contributions: 150 euros per month
Actual base rent for five years: 650 euros per month
Utilities: 180 euros per month
Total monthly payment: 830 euros
Expected availability from 01.10.2026.
In the event of a potential future sale of the apartment, the tenant will, as a first option, have the opportunity to make a purchase offer. We are not looking for an interested buyer for an apartment that is already ready for occupancy, but rather a reliable tenant with practical skills who enjoys being involved in shaping their future home.
