Each room in the apartment has its own lease agreement – no joint liability with the other residents, and no need to find a replacement tenant for the others. The shared apartment is managed by a professional property management company with a dedicated contact person.

THE ROOM
Room 3 is approximately 15 m² in size and is located on the ground floor of apartment number 143. It is fully furnished: bed with slatted frame and mattress, wardrobe, desk (120 × 60 cm) with swivel chair, bedside table, ceiling light, curtains, and carpet. From the room, there is direct access to the balcony.

THE SHARED APARTMENT
The apartment is divided into seven individual rooms, each of which is rented separately. It is occupied by students and young professionals. A fully equipped kitchen with pots, dishes, and cutlery, two renovated bathrooms, the hallway, a furnished living room, and the balconies are shared. • You are only signing for your room.

Emmertsgrund is located approximately six kilometers south of Heidelberg's city center, at an altitude of about 250 meters on a slope of the Königstuhl – a heavily wooded area: forest to the east, vineyards and fields to the west, and views into the Rhine Valley. A viewpoint is located about 300 meters from the house. Everyday life revolves around the Forum, the center of the district, which is about 350 meters from the house: local shops, a pharmacy, a doctor's office, a café, a savings bank, and a community center with a media center and library. A tennis club is located just 200 meters away, while basketball and soccer courts are about 300 meters away. The Hasenleiser indoor swimming pool can be reached in 13 minutes without changing buses by taking bus number 33.

TRANSPORTATION
The Otto-Hahn-Straße bus stop is located about 210 meters from the house. Bus lines 27 and 33 operate from there, both at 20-minute intervals and staggered – during the week, a bus runs approximately every seven to thirteen minutes towards the valley. At night, the Moonliner ML1 connects Emmertsgrund to Bismarckplatz until around 1:15 AM. • Rohrbach Süd: 6–8 minutes by bus 27 or 33, with a transfer to tram lines 23 and 24.
