House with a large garden on approximately 1,200 m² of land – Hamfelde, district of Herzogtum Lauenburg, near Trittau.
22929 Hamfelde – Schleswig-HolsteinFor sale is our detached single-family home located in 22929 Hamfelde, near Trittau, on a generous plot of 1,200 m². The house combines the character of an older residence with a spacious, solid extension built in 1991, offering plenty of space for families, a home office, hobbies, and individual design ideas. On the ground floor, there is a large living room in the extension, approximately 35 m², with direct access to the covered terrace. Adjacent to this are a room with a fireplace and another living area. Additionally, the ground floor includes the kitchen, a bathroom with a bathtub, and the connecting hallways and entrance areas. The upper floor features three separate bedrooms/offices, a small bathroom with a shower, and a spacious hallway/entrance area. The three rooms on the upper floor can be flexibly used as bedrooms, children's rooms, guest rooms, or offices, offering plenty of space for different lifestyles. The extension built in 1991 has a full basement. The dry basement has a standard ceiling height and includes storage areas, as well as the heating room. A particular highlight is the large, fully fenced property with its established cottage garden. The spacious lawns offer plenty of room for playing, relaxing, and enjoying long summer days. The mature orchard includes apple, cherry, and plum trees. We regularly had the apples processed into our own apple juice at a nearby organic juice producer. From the living room, you have direct access to the covered terrace. The garden offers a high degree of privacy and sunshine from morning until afternoon. At the rear of the property, a characteristic bend typical of the region and a small fence mark the transition to the adjacent pasture. Beyond that, you have a view of the rural surroundings with fields and trees. The property also includes a generous double garage with two separate doors. There are additional parking spaces on the property. The garage has a 400-volt three-phase power connection. Another advantage is the existing fiber optic connection that runs directly into the house. We previously used a connection with speeds of up to 1,000 Mbit/s symmetrically – ideal for working from home. The house will be occupied until the summer of 2026. The property is currently almost entirely vacant, unrented, and available for short-term occupancy. The house is in need of renovation and offers new owners the opportunity to modernize the fixtures and design according to their own preferences. The kitchen and bathrooms, as well as the gas heating system, are largely from the early 1990s. Consequently, some of the fixtures and building systems do not meet current new construction or renovation standards. However, the house offers the opportunity to renovate and customize it step-by-step to suit individual tastes. In 2024, the windows in the three bedrooms/offices on the upper floor, as well as the large living room window and the patio door, were replaced. Also in 2024, electric instant water heaters were installed in the kitchen and upstairs bathroom. An energy performance certificate is available. The final energy consumption is 189 kWh/(m²·a), with an energy efficiency class of F. Private sale – no commission fees.

Location
The house is located in Hamfelde, in the Herzogtum Lauenburg district, just a few kilometers from Trittau. Hamfelde is a small, established village nestled in a picturesque environment. Behind the private garden, there are willow trees, fields, and trees – nature begins practically right at the property line. The surrounding area also offers plenty for families: the local sports field, with its soccer pitches, beach volleyball court, and bowling green, as well as a playground, are all within a few minutes' walk from the house. Right next to it is the Mühlenteich pond, which is also ideal for a short walk. The local primary school is located in Kuddewörde and also offers all-day care. Further education schools are located, among other places, in the nearby town of Trittau. Trittau is only about 4 km away and is easily accessible for daily needs. There, you'll find various supermarkets, doctors, pharmacies, restaurants, schools, and other shopping and leisure facilities, as well as the renovated outdoor swimming pool for the summer. Public transportation is also available, even without a car. Bus connections provide access to destinations including Trittau, Schwarzenbek, and Aumühle. From Aumühle, there is a connection to the Hamburg S-Bahn (suburban railway). Schwarzenbek offers regional train connections towards Hamburg/Bergedorf and Büchen. For drivers, the easy access to the A24 motorway is another advantage. This makes Hamfelde an excellent starting point for travel to Hamburg and Berlin, as well as for longer journeys to Lübeck, Kiel, Hanover, or Bremen. A particular highlight is the wide range of leisure and nature activities available. The Hahnheide forest, with its extensive network of trails and observation tower, is practically on the doorstep. The Billetal nature reserve and the Sachsenwald forest also offer numerous opportunities for hiking, cycling, and excursions. Old railway lines and paths between Hamfelde, Trittau, and the surrounding villages invite cyclists and walkers to explore. Just a few minutes away is the historic Basthorst estate, with its restaurants, markets, and events. The Hamfelder Hof, offering regional organic products, the Mühlenkaffee café in the historic mill, and the traditional Gasthof Waldeslust restaurant also enhance the offerings in the area. In the nearby organic juice producer, Vogelfängerkaten, you can even have apples from your own garden turned into your own juice – something we regularly did with the apples from our old fruit trees. The region also offers various events, such as "Labenz Rockt," adding to the diverse leisure activities. Despite its small size, Hamfelde boasts a vibrant village and community life. The local football club, fishing association, and the "Old & Young" initiative offer opportunities to connect with others and get involved in the community. Throughout the year, various community events take place, including a children's festival, a Christmas celebration for children, the traditional masked ball for adults, and a bread-baking festival. A particularly personal event is the "living Advent calendar," where neighbors meet at different locations in the village during the Advent season. This is a wonderful aspect of Hamfelde, especially for families and people who not only want to live in a rural setting but also want to be part of a village community. The location combines village life and nature with surprisingly good infrastructure: in the morning, you can enjoy the view of the greenery, and walks and bike rides are right outside your door. At the same time, Trittau, with its train connections, and the A24 motorway are within easy reach.
