Tmblingerstraße 12, 80337 München (Isarvorstadt) – BayernStarting September 1st, 2026, we will be renting out one or two fully equipped workspaces in our bright and quiet office located at Tumblingerstraße 12 in Munich.
The approximately 180 m² office space is situated in a peaceful courtyard and offers a pleasant and professional working environment with high ceilings, spacious communal areas, and various quiet spaces.
The main tenant of the space is Turning Blocks, a Munich-based real estate service provider specializing in the renovation and development of residential properties. We use the office ourselves and would like to sublet the two available workspaces to freelancers, independent professionals, or a small team.
The workspaces can be rented individually or together:
* 1 workspace: €500 all-inclusive per month
* 2 workspaces: €1,000 all-inclusive per month
All the services listed below are already included in the all-inclusive price.

The workspace will be furnished with an adjustable-height desk and office chair.
In addition, all communal areas of the office can be used. These include:
• A small meeting room for up to 2 people
• A large meeting room for up to 8 people
• Two separate phone booths for undisturbed calls
• A spacious kitchen and lounge area
• Internet access
• Coffee included
• Weekly cleaning of the office space
The monthly fixed rental fee is €500 per workspace. There are no additional recurring costs for internet, cleaning, or the use of communal areas.
There is no minimum rental period. The notice period is three months.
The workspaces will be available from September 1st, 2026.
Location
The office is located at Tumblingerstraße 12, in a central Munich location, and is easily accessible from Goetheplatz.
Despite its central location, the office enjoys a peaceful atmosphere due to its position in the courtyard. At the same time, restaurants, cafes, and shops are easily accessible in the surrounding area.
Goetheplatz, with its subway and bus connections, is just a few minutes' walk away. The Munich city center and the main train station are also easily accessible.
