The apartment is located on the 2nd floor of a well-maintained apartment building in a central and prime location in Mönchengladbach. It has been completely renovated and is therefore in very good condition. The rent is charged as a flat rate per room to simplify billing between the individual residents. For transparency, the flat rate is broken down as follows:

Large room (19 sqm):
- €400 cold rent + €100 utilities (including garbage disposal, water, building cleaning, caretaker, etc.) + €50 heating/hot water = €550 monthly flat rate per room.

Small room (11 sqm):
- €300 cold rent + €150 utilities (excluding internet) = €450 monthly flat rate per room.

Electricity (approximately €25 per month) and internet (approximately €10 per month) are not included and will be billed separately to the landlord.
