42859 Remscheid – Nordrhein-WestfalenSince 2017, we've enjoyed living in this location, surrounded by nature yet close to the city center. However, due to family reasons, we are now moving to a different city. Therefore, we are offering the following property for sale:
- A multi-family house with 328 square meters of living space,
- Situated on a plot of land measuring 1,054 square meters (cadastral district 237, plot number 293).
I would be happy to provide more details about the house and property, both inside and out:
Exterior:
The courtyard offers ample space for three parking spaces. Additionally, there is a detached garage (without direct access to the house) that is visually integrated into the design of the house. The very large front garden currently features a well-equipped children's playground. A birch tree approximately 20 meters tall and a mature hazelnut tree are also noteworthy. Between the garage and the house is the entrance to the rest of the garden. Newly laid paths and terraces, Yucca and hemp palms (approximately 4.5 meters tall), and other mature shrubs characterize this area. Taking advantage of the slope, we have installed a high-quality fiberglass slide for the children. The property extends to the forest and the adjacent plot, which is currently under development, with a small area of lawn.
Interior:
[No interior description provided in the original text.] From the courtyard, you reach the entrance via three steps and through the main door, which has an integrated mailbox system (3 units, accessible from the inside). This leads to the staircase, which extends over all three floors and is illuminated by natural light thanks to the glass blocks and the skylight.
Ground floor apartment - approximately 134 m² of living space.
This is the "main apartment," currently occupied by us. The flooring throughout is made of 60 cm x 60 cm partially polished floor tiles (see photos). Living area 1 and living area 2 are connected by a spacious arched doorway. Living area 1 has panoramic windows and direct access to the balcony (approximately 17 m²), which in turn leads to the garden via a staircase. The hallway also features a small arch, indicating the separation between the living and sleeping areas. With the exception of the bathroom, walk-in closet (photos: Room 2), and storage room, the rooms are equipped with ceiling moldings (visually similar to stucco). The doors are white and, like the new radiators, have modern horizontal grooves. Some of the doors also feature modern glass inserts. The window sills have been covered with the same floor tiles.
Upper floor apartment - approximately... 128 m² living space
This unit is currently rented and has only been partially renovated. The cold rent is approximately €740 per month.
Basement apartment - approximately 66 m²
The cold rent would now be approximately €650 per month, however, the unit is currently being used by us as an office and recreational space. The flooring throughout is laid with 60 cm x 60 cm tiles (see photos). The doors and radiators are designed in the same style as the main apartment, and the window sills have been renewed with modern Labrador blue granite slabs. Furthermore, in the basement, there are additional rooms covering almost 70 m², including a laundry room, an ironing room (with access to a terrace), several storage rooms, and a connection and heating room. Below the garage is the former oil cellar (accessible via the "rehearsal room" in the basement). The 11,000-liter oil tank has been professionally cleaned and should later be converted into a water cistern. In mid-2017, we replaced all the window glass panes in the house.
