The heart of the property is the open-plan ground floor, featuring a large built-in kitchen and living area. A masonry stove with a viewing window and a heated seating area, as well as underfloor heating, provide a comfortable warmth. The upper floor also includes a large bathroom with its own sauna, and all other rooms. A dream for garden lovers. The spacious garden, with fruit trees and a wooden terrace, is available for you to design and enjoy – we are happy to provide equipment for lawn care and winter maintenance. The majority of the garden is entirely yours; only a small area in front of the separate apartment will continue to be used by us. Background:
As we will be spending the majority of each year abroad for the next 5 years, we are temporarily renting out our beloved home and would be delighted to welcome tenants who will treat it as their own during this time. We will be moving back in after 5 years. Guest Apartment & Cellar:
The shared cellar contains the heating system, wood pellet storage, storage space, a laundry room, and the dehumidification and desalination system, which we maintain regularly. Your living space has its own, separately lockable front door and remains completely private. The separate guest apartment, located within the house and with its own entrance area, is typically used by us for at least 3-6 months of the year (usually in the summer). Utilities:
The photovoltaic system, solar thermal system, and wood pellet heating system keep the energy costs for a house of this size relatively low.

Hiking trails run directly past the house, and you can reach the Chiemsee lake shore in just 10 minutes by bike. This is particularly attractive for commuters: the train station is only 50 meters away – you can comfortably reach Munich Central Station or Salzburg in just about an hour, without having to change trains. This allows you to perfectly combine life in nature with work in the city.
