This attractive maisonette apartment offers a modern and comfortable home with 79 square meters of living space. The open-plan design across two levels creates a special living atmosphere and offers plenty of space for individual living. The large balcony window and bay window in the living room let in plenty of light. With windows on two sides in both the living room and bedroom, you enjoy a pleasant light atmosphere throughout the day. In the colder months, the fireplace provides warmth, and you can enjoy the light of the dancing flames. Air conditioning ensures comfortable nights during hot weather. There are two bathrooms; one with a shower and one with a bathtub. Both bathrooms have a toilet and a window for ventilation. On the south-facing balcony, you can enjoy the sun after a busy day at work; and thanks to the retractable awning, you can also enjoy the shade. Please note that this is a maisonette apartment, meaning that the living room (downstairs) and bedroom (upstairs) are only connected by a staircase and without a door. Regarding noise, it should be considered like an apartment, and in my opinion, it's not suitable for living with children. The parking space in the underground garage is accessed via the basement. Regardless of the weather, you can reach your car without getting your feet wet, scraping ice is a thing of the past, and even in summer, a cool car awaits you. If the household needs a second car, there is always a parking space available on the street. According to the information on the portal, the cost of the underground parking space should be excluded from the base rent for comparison purposes. This would add another 65 euros. The apartment can only be rented with the underground parking space; it is not available without it. Only two households share the entrance. There is a private storage room in the basement with plenty of space, as well as a communal laundry room. In the laundry room, a washing machine and dryer can be stacked on top of each other (see photo. The photo is just an example; the washing machine and dryer are not included in the rental). DSL, cable, and fiber optic connections are available. If you are interested, you can take over the existing Vodafone Cable 1000 internet contract at a reasonable price. Since it's an existing contract, you would save the connection fee of €50 and €15 per month. I never had any problems with Vodafone at that location. Of course, the utility costs are highly dependent on individual heating habits. I estimated €160 for a couple, because I've heard from many people that they prefer to receive a refund rather than having to pay extra. A single person would pay less in advance for utilities. For the year 2025, the property management estimated shareable costs of €100 per month, but that was also a very economical person. The standard heating costs for 2018 were €5.46 per square meter. Of course, these figures are not current anymore, but they are useful for comparison: poorly insulated properties have costs of €15.85 per square meter, the average in Germany is €11.18 per square meter, and well-insulated properties have costs of €7.42 per square meter.

The kitchenette, including the appliances, is included in the rent. This also covers the repair or replacement of the major appliances (dishwasher, refrigerator, stove, oven, and extractor fan). The refrigerator was purchased new in 2022 and has a combined capacity of 390 liters.
Ceiling lights are available in every room. Of course, the lights can be changed. I can leave the wardrobe in the bedroom if you wish. You don't have to buy the lights or the wardrobe; you can have them for free.
If you have a bed, sofa, and television, you can move in. If you're interested, I might even be able to find and install another television.
Location
The apartment is located at the end of a dead-end street, making it very quiet. The road leading to the underground parking garage is a side street with a 30 km/h speed limit. Within 5 minutes, you can reach the forest on foot, the supermarket by bike, and the highway by car.
