For sale is a stately villa, apparently expanded several times in the past, located in a prime location in Hamburg Marienthal, situated on a spacious plot of land. The house is divided into three separate apartments. This property is particularly attractive due to its dreamlike grounds and the fact that the largest of the three units (which includes the upper floor and basement) and the exclusive use of the very large garden are available. The triplex house was likely built around 1910 on a plot of approximately 1,070 m². Over the years, the existing building has been extensively remodeled, expanded, and modernized. For example, the apartment in the attic was created in the 1990s; at the same time, the upper floor and basement areas were extensively converted into the apartment of the then-owner. In 2021, a new Vaillant high-efficiency gas boiler with a 300-liter hot water storage tank was installed. A leak test is available. Overall, the property presents a well-maintained appearance, but certain areas (particularly the apartment on the upper ground floor/basement level) require renovation or modernization. The majority of the building's systems likely date back to the mid-1990s. While high-quality components were used, renovation work is to be expected. In particular, the building systems in the apartment on the upper ground floor should be partially updated; for example, shutters need to be repaired and awnings replaced, and bathroom fixtures need to be renewed. Alternatively, in our opinion, renovating or even undertaking a more extensive refurbishment or conversion would restore the apartment to its former glory. This has been taken into account in the pricing. Unlike the apartment on the first floor, unfortunately, much of the original building fabric is no longer present here. However, due to the generous space, high ceilings, and direct access to the garden, it is possible to create something truly special here. The area of the basement apartment is also very spacious and significantly better equipped than a typical cellar. It also features generous ceiling height. There is also some need for renovation in certain areas, particularly due to some rising damp. This doesn't seem critical to us, but it should be mentioned. Please note that we have numerous documents relating to the house and the renovations, but the information isn't always entirely clear. This also applies to the stated areas.
