The building was constructed in 2015 with energy efficiency in mind and consists of one-room apartments with living spaces ranging from 16 to 26 square meters, spread across three floors. Many of the apartments are south-facing and enjoy plenty of sunshine, and some have a sunroom. Each apartment features a new, modern, and functional basic setup. This includes a private shower room, a kitchenette with a stove, microwave, and refrigerator, as well as complete furnishings consisting of a wardrobe, desk, and bed. This makes the apartment ideal for immediate move-in – all the essential elements for comfortable living are already in place. All of our apartments include an internet connection and are rented including heating, electricity, water, garbage disposal, and building maintenance. Therefore, all essential ancillary costs are included in the monthly rent, and there is no need for additional contracts or separate registrations with energy or internet providers (exceptions: cable TV and GEZ – a German public broadcasting fee). In the separate laundry room, several washing machines and dryers are available for use. Several parking spaces for cars are available free of charge in front of the building. There are also ample spaces for bicycles. Other important information:
- Each apartment may only be occupied by one person.
- Pets of all kinds are not allowed.
- The minimum rental period is 12 months.

Every apartment features brand new and modern furnishings, including a high-quality kitchenette, a modern bathroom with a glass shower and a towel heater, as well as a ventilation system. In addition, the apartments are fully equipped with a bed, wardrobes, and a table and chairs.
Each apartment has its own internet connection via a network socket. A personal router can be easily connected here.
Location
The house is centrally located in the town of Markt Schwaben, which is just 14 minutes from Munich by S-Bahn (suburban train) and easily accessible on foot. Markt Schwaben itself boasts a well-developed infrastructure with restaurants, bars, shops, gyms, and numerous leisure attractions, such as the Therme Erding spa complex (approximately 15 minutes by car).
The student residence is located directly next to the S-Bahn station, from which you can reach Munich East Station (Werksviertel) in 14 minutes by train, or Munich Central Station (Hbf) in 25 minutes by S-Bahn. You can also reach Munich East Station in 20 minutes by S-Bahn.
