1.5-room apartment with a private garden.

We are renting out a 1.5-room apartment with a private garden in Neckargemünd (Wiesenbacher Tal). The apartment was renovated in 2021 and features a bathroom with a shower and plenty of natural light, as well as a fitted kitchen.

The apartment consists of a large living/bedroom, a kitchen with enough space for a table, a small hallway, and a bathroom with a window. You can access the garden from both the kitchen and the living/bedroom. The garden belongs to the apartment and is the tenant's responsibility to maintain.

In addition, the apartment includes a parking space, which is already included in the rent. There is also a storage room in the basement.

Heating and hot water are provided by a gas-fired heating system. These costs are not included in the utilities, nor is electricity.

However, the utilities do include a building maintenance service. This service takes care of the stairwell and the grounds.

The apartment is located in the Wiesbach valley, near the SRH (presumably a hospital or educational institution). Public transportation is easily accessible on foot. The bus stop is approximately 1 minute away (about 110 meters), and the S-Bahn (suburban train) station is about 12 minutes away (approximately 1 kilometer).
