The basement can be used as a storage room; at one point, a section was separated to house the heating system. This became necessary after the installation of an efficient heat pump with hot water production, as the hot water storage tank is quite large. Additionally, there's a gas boiler connected to the system that can provide extra heat in extreme situations. The entire system was installed in 2021/22, and the cost was over €30,000. It's hard to get much more modern than this. As part of the heat pump installation, large portions of the house's electrical system and radiators were also renewed and upgraded to meet current standards. This is an investment in the future, considering the constantly rising utility costs. Many homes also use a wood-burning stove because wood is readily available locally. This is also a viable option here, as you can drive the wood up to the house through the back entrance. The roof is covered with clay tiles. The back of the house was re-tiled in September, and some tiles on the front still need to be replaced. The windows are double-glazed. The last two windows in the attic were replaced in 2025. Only one window in the basement still needs to be replaced; the order has been placed, but the installation hasn't been done yet. The roller blinds are operated manually. The front door was also renovated and partially replaced in 2025. A lot of renovation work has been done inside. The wooden floorboards have been sanded and re-oiled, and some of the walls have been re-plastered. The tiles in the kitchen have been replaced, and the area with wooden floorboards has also been renovated. The large living room, with its two large windows, lets in a lot of light. The upper floor, accessible via a stone staircase, houses the bathroom and three bedrooms, all with wooden floorboards. Renovations were carried out in 2025, including some sanitary fixtures. All bathrooms have natural light. The balcony faces east and gets the morning sun. On the upper floor, there are still connections for a kitchen, although it has never been used. The attic was converted a few years ago, but it is only accessible via a pull-down staircase. The large space created in the attic serves as a storage area (NFL) and was used by the previous tenant as a home office. The flooring has been installed with vinyl, the roof surfaces have been insulated and finished with drywall. The roof windows were also replaced a few years ago.
