This high-quality, modern apartment is available to move into on August 1st, 2026. The apartment has been renovated and features two and a half very well-equipped rooms. In addition, you will have access to a fitted kitchen and a parking space for your car.
The apartment will be handed over with freshly wallpapered and painted walls.
The fitted kitchen will be made available for the tenant's use. A monthly surcharge of €50 will be agreed for this.
A monthly usage fee of €10 per month will be charged for the wallbox, which can be provided upon request. Electricity billing will then be handled directly and conveniently with your own energy provider.

The recreational opportunities are excellent, with well-maintained paths on the edge of town, a tennis court, and sports facilities within walking distance (5 minutes, not audible). A spa is approximately 15 minutes away by bicycle, and there are excellent shopping facilities in the town (2 discount supermarkets, a bakery specializing in organic products, a larger supermarket, and local farmers with on-site sales). A golf course and a high-quality fitness center are located in the neighboring town. This is particularly important for commuters. The Hohenstein Institute is reachable by bicycle in 5-10 minutes. Due to the excellent transport links to the metropolitan centers of Heilbronn, Bietigheim, Ludwigsburg, Stuttgart, and Pforzheim, the apartment is ideally suited as a second home for commuters. The Mudelsheim motorway junction (A81) is reachable in 10 minutes, with very few traffic lights and minimal traffic. Stuttgart can be reached in 40 minutes depending on traffic conditions, and Heilbronn in 15-20 minutes via the B27 road. The train station is only 10 minutes away by bike. From here, there are train connections to Stuttgart Central Station (40 minutes travel time) and Heilbronn Central Station (15 minutes travel time), with more frequent services during peak hours (morning and evening). As the owners, we live directly on the property and are non-smokers. We are therefore looking for a quiet and non-smoking living environment. We would prefer tenants who also do not smoke or only smoke very occasionally, and who respect the unique proximity of the living situations. We welcome applications from interested parties who share this desire. We would ideally like the apartment to be used in a smoke-free manner.
Utilities are estimated costs for a single-person household and may vary depending on consumption.
