Well-maintained, detached single-family house with two floors, situated on a 700 m² plot of land featuring a lawn and a vegetable garden at the back, as well as a front garden. The garden at the back of the house is accessible from the outside through a door, and also through the basement. The house was built with solid construction and has a basement, except for one room at the back of the building. It also has a large attic space (not converted). With the exception of the bathroom on the upper floor and one room in the rear section of the building (with a slight sloping roof), the rooms in the house do not have sloping ceilings. The living room and dining room feature high-quality parquet flooring. The hallway downstairs, as well as the staircase, are tiled with marble. However, as always in life, nothing beats seeing it for yourself and having a personal conversation. A viewing is readily available.
Energy
The house has a condensing oil-fired heating system that was renewed in 2019. Because there is a front garden located below the balcony and adjacent to the heating room, it would be relatively easy to install a supplementary air-to-water heat pump. A ground source heat pump could also be connected from the front garden. The long, sloping roof at the back of the building provides a large surface area suitable for the installation of a photovoltaic system (see pictures). An energy performance certificate was created based on consumption, which confirms an energy efficiency class of B. However, the house has only been occupied by one person in recent years. Since we are selling the house without using a real estate agent, both parties will avoid the associated fees.
