The project was conceived as a standalone development, with construction planned using a modular timber frame system. The lower level is designed as a monolithic concrete parking structure, upon which the modular, prefabricated timber units will be placed. This construction method combines cost-effectiveness, sustainability, and short construction times.

The proposed use includes a total of 14 residential units with a gross living area of 781.66 square meters: ten compact apartments and four larger apartments on the upper floors. Access can be provided barrier-free via an elevator located at the rear, although this is not yet part of the approved plans. The 14 modularly designed residential units represent a concept proposal. However, the entire building volume has been approved and can be redesigned at will.

The currently planned use is exclusively for residential purposes. In consultation with the city of Hof, commercial use concepts can also be planned and implemented.

With a population of approximately 47,000, Hof is the third-largest city in Upper Franconia and offers an attractive combination of economic strength and education. The city boasts a solid infrastructure, covering an area of 58 square kilometers with a population density of around 800 inhabitants per square kilometer.

Economically, Hof is particularly strong: The Amazon logistics center in the Hof-Gattendorf industrial area employs approximately 2,000 people since its opening in November 2022 – and this number is constantly growing. The company dennree, a major food retailer, also has approximately 1,400 employees in the city.

Hof is also a university town with a promising future: The University of Public Administration (HföD) trains approximately 2,000 students in administration and management. The University of Hof itself has approximately 4,000 national and international students enrolled in 48 degree programs, and actively supports entrepreneurs and start-ups with makerspaces, entrepreneurship courses, and office space on campus.
