Land for Development - City of Worms - Construction of up to 20 high-quality apartments on 5,300 m² (Images - possible, optimized development of the site)

EXPLICITLY: NO CONTACTS WITH REAL ESTATE AGENTS OR CONSTRUCTION BROKERS, ETC. REQUESTED - § 7 UWG
DUE TO THE SIZE OF THE ENTIRE PROJECT, ONLY ONE SALE WILL BE MADE TO A CONSTRUCTION COMPANY.

We are offering two adjacent plots of land in Worms, with a total area of approximately 5,300 square meters. They are located just a few minutes from the city center, in a quiet residential area (single-family and two-family homes), and have excellent bus connections, including to the hospital and the main train station. The city center is also easily accessible by bicycle in just five minutes. Topographically, the entire site is largely flat, with a slight slope towards the northern tip of the property. The plots are completely free of encumbrances and without any rental or lease agreements. Soil samples (4 meters deep) taken in 2022 on one of the plots showed no contamination; the soil is stable. Existing buildings are located on the plots and will need to be demolished to make way for new construction. The railway line runs on an embankment 2.50 meters high, in a north-eastern direction. A highly effective and visually appealing two-meter-high sound barrier has been constructed in this area by the railway company. In general, a noise assessment report must be obtained before any development near the railway line and submitted to the building authority along with the building application. In this context, a cubic architectural style with a flat roof is recommended (see also examples of development), as this design offers the highest level of noise protection compared to buildings with pitched roofs. The smaller plot, located to the south (1,345 m2), is fully serviced. The larger plot (3,926 m2) was only connected to the electricity grid. Other supply and utility lines are located in the adjacent cul-de-sac area. The necessary road and pathway construction, both above and below ground, is the responsibility of the future developer. Following a preliminary inquiry regarding the available "construction windows," it is possible to place SEVEN DUPLEX HOUSES (14 residential units) on the larger plot, in a way that is harmonious and feasible in terms of traffic and utilities. The dimensions of the duplex houses were assumed to be 11 meters wide and 12 meters deep. These dimensions are only approximate guidelines and, of course, can be modified within reasonable limits. During the preliminary planning phase, it may also be possible to include a fire department access area, a turning area, a waste collection point, and the construction of a shared energy center at the property's tip. Each semi-detached house would have a garage and a parking space, thus ensuring the charging of electric vehicles. In principle, all roof shapes and a building height of up to 2 stories are permitted. The ridge height must be less than or equal to 10 meters. There is no zoning plan for this area; therefore, Section 34 of the Federal Building Code (buildings must blend in with the surrounding area) applies. No preliminary building inquiry has been made regarding the smaller property. However, it is certainly possible to construct two semi-detached houses (4 units) on that property, spaced 4 meters from the property boundary, after the necessary road improvements have been made. Within the framework of the nationwide new construction initiative, it may be possible, under the new Section 34, paragraph 3b of the Federal Building Code, to construct two buildings, each with three vertically separated units, resulting in a total of 6 units. Section 34, paragraph 3b of the Federal Building Code allows applicants to deviate from the principle of "blending in with the surrounding area"; a reference building in the immediate vicinity would only be 1.5 meters narrower. The city of Worms has established guidelines for the application of the new construction laws, which must be followed.
