The city center is also easily accessible by bicycle in just five minutes. Topographically, the entire site is largely level, with a slight slope towards the northern tip of the property. The plots of land are completely free of encumbrances and without any leases or rental agreements. Soil samples (4 meters deep) taken in 2022 on one of the plots showed no contamination, and the soil is stable. There are existing buildings on the plots that will need to be demolished to make way for new construction. The railway line runs along a 2.50-meter high embankment in a north-eastern direction. An effective and visually appealing two-meter-high noise barrier has been constructed in this area by the railway company. Each semi-detached house would have a garage and a parking space, thus ensuring the charging of electric vehicles. In principle, all roof types and a building height of up to 2 stories are permitted. The ridge height must be ≤ 10 meters. There is no zoning plan for this area, so § 34 of the Building Code (which requires buildings to blend in with the surrounding environment) applies. Regarding the smaller property, no preliminary building inquiry has been made. However, it is certainly possible to construct two semi-detached houses (4 dwelling units) with a 4-meter distance from the property boundary, after the necessary road improvements are completed. Within the framework of the nationwide new construction initiative, it may be possible, due to the new § 34 Paragraph 3b of the Building Code, to construct two buildings, each with three vertically separated dwelling units, resulting in a total of 6 dwelling units. § 34 Paragraph 3b of the Building Code allows applicants to deviate from the principle of "blending in with the surrounding environment," and a reference building in the immediate vicinity would only be 1.5 meters narrower. The city of Worms has established guidelines for the application of these new construction laws, which must be followed.
