Dorfstrass 5, 17392 Panschow – Mecklenburg-VorpommernPerhaps I should start by explaining the reason for selling this house: the owner has passed away, and their son has brought their mother to live with him in his house, which is a few kilometers away. I am a close acquaintance and am helping with the sale.
Regarding the house: it was built in 1948 and partially renovated in 1993/94. The living space on the ground floor is approximately 90 square meters, while the upper floor, which is about 120 square meters, is currently unfinished. There is also a basement room of approximately 9 square meters, accessible from the main hallway. From the hallway, you can also access a garage of approximately 20 square meters, and next to it is a barn/stable of approximately 42 square meters, which was formerly used for livestock. The house is currently heated by several electric storage heaters (which benefit from cheap nighttime electricity rates). The main electrical connection and fuse box have been recently updated, as has the water connection in the basement room. However, I should mention that there is certainly still a need for some renovation/refurbishment, and possibly some finishing work. This is also reflected in the very attractive selling price. This property is also attractive due to its large plot of land, measuring 3100 m². It is completely fenced with a 2-meter high fence, and an adjacent piece of land, approximately 2000 m², can be used free of charge if needed. A well provides its own water supply, drilled to a depth of 32 meters and equipped with a high-performance pump. A three-chamber septic tank is located on the property. The land is ideal for keeping animals, such as chickens, horses, or dogs. There is an old orchard (currently somewhat overgrown, waiting to be revitalized). Absolute peace and quiet are guaranteed. Wind turbines are located approximately 500-700 meters away, but they produce no noise or create any shadows. The wooden sheds currently on the property can be removed if desired. An energy performance certificate is available.

Location
The village of Panschow is located approximately 2 km from the federal highway B 197, situated between Anklam (about 11 km away) and Friedland (14 km away).
Panschow is a district of the municipality of Sarnow, which has approximately 440 residents. The A 20 motorway is 25 km away (at the Neubrandenburg Nord junction).
This is a very quiet residential area. Nature: The Brohmer Berge hills and the Stettiner Haff lagoon near Ueckermünde are within about 30 minutes' drive. For potential excursions: the Uckermünde Zoo, the Baltic Sea coast (approximately 1 hour away), and Berlin (approximately 1.5 hours away). The nearest town is about 11 km away. Note for city dwellers: life in the countryside is part of the experience here. Occasional tractor traffic during harvest time is part of the village landscape and emphasizes the rural character.
