A large stainless steel bio-ethanol fireplace (110x65cm), visible from both the dining and living areas, creates a pleasant and inviting atmosphere in the ground floor rooms. Cable channels for a 6.1 surround sound home cinema system have been installed in the walls and floor of the living room. The master bedroom has two walk-in closets. The bathroom and guest toilet feature custom-designed vanity units. Numerous light sculptures throughout the house were created by the renowned designer Manuel Wassmer from Bühl. In addition to the general lighting, there is extensive LED lighting installed in the floor of the entrance area, along the staircase, and in the walls of the shower.
Each floor of the building features a video intercom and access control system. Lighting, blinds, and heating can be controlled and programmed via a KNX bus system. A large, color touchscreen display is also available on each floor. Furthermore, all rooms have multiple small buttons for direct, on-site control. The ground/water heat pump, a large, high-performance photovoltaic system with a 10kW storage unit, and an air conditioning system for the first floor were installed in March 2023. The facade was also renovated in the same year. In 2024, a 24 square meter pergola was built on the terrace, which is surrounded by vertical blinds and an internal ceiling shading system to protect against wind and sun, allowing for comfortable outdoor use even in less than ideal weather conditions. Dimmable lighting is also available. Simultaneously, a large, elegant garden shed was constructed in the garden area, providing secure storage for gardening tools, equipment, a grill, and several bicycles. A new glass canopy protects both the entrance platform and the camera/intercom installation, completing the entrance area. The energy performance certificate has been updated!
Location
Perfect, very quiet, and highly sought-after location in the city center. All important amenities are within a few minutes' walk. Whether it's shops on the main street, restaurants, supermarkets, pharmacies, doctors, schools, or the train station, everything is reachable within 8-10 minutes. The vineyards are 12 minutes away on foot. The highway is also only 8 minutes away, allowing for quick north-south travel. Baden-Baden is only 12 minutes away, and the Black Forest is reachable in 15 minutes, as is the nearby Alsace region in 15-20 minutes.
