The heating system is district heating, but it can likely be replaced with a heat pump. The double-glazed windows are equipped with electronic shutters from the ground floor up. Most rooms are equipped with Ethernet cables that converge in the router located in the basement. The house has a fiber optic connection that is currently in use. The house is in very good condition. As the owner, I have taken good care of it, and it was built to a high standard with considerable expertise. Potential buyers will receive complete transparency. During a viewing, and if you are genuinely interested, I will mention all known flaws. However, I can already say that there are only minor imperfections, which are essentially cosmetic. This is a private sale, and it is the first time I have attempted to sell the property without using a real estate agent. I would describe the fittings as high-quality and well-maintained, but not exclusive. The kitchen is included in the purchase price; it is two years old and in excellent condition.
The lighting in the house is partially smart-enabled, meaning that some of the light switches are connected to the system, but not all of them. In addition to a double spotlight next to the front door, there are three spotlights and another double spotlight on the parking space and on the terrace, respectively. These spotlights have colored LEDs and can also be controlled remotely.
There is a Nuki Ultra smart lock, which eliminates the need for a keypad or fingerprint scanner, which is very convenient. Through Bosch, there is a smart smoke detector that is supposed to send alerts to your smartphone. Two video cameras are installed outside, monitoring the entrance and the parking space. In the rafters of the terrace roof, there are white, dimmable LEDs, but these are not smart. A beige awning can be extended under the terrace roof. The garden is equipped with a smart irrigation system.
Location
The house is located in a quiet residential area in Bonn-Buschdorf, built between 2017 and 2019. Within close proximity, you'll find a kindergarten, primary school, pharmacy, general practitioners, supermarkets, and gas stations.
The city center of Bonn is easily accessible in just a few minutes by car or bicycle via Kölnstraße. Both Bonn and Cologne can be reached via the S-Bahn station in Buschdorf, and the surrounding area is also accessible via the bus stop in front of the development. Various highway access points are easily and quickly reachable.
The Rhine is within walking distance, and you can quickly reach the ferry to Mondorf or the Nordbrücke bridge to Beuel. Kottenforst, Venusberg, the Waldville area near Alfter, the Ennert region, or the Siebengebirge mountains, all popular recreational areas and destinations for excursions, are easily accessible within 15-30 minutes by car.

There are two shafts belonging to the drainage system for the residential area located on the property. These must remain accessible to the city at all times. One shaft has a green plastic cover and is located slightly below the edge of the lawn, while the other is approximately level with the edge of the lawn (see photos).
It is likely possible to replace the district heating system with a heat pump, and this has been technically and contractually investigated in the neighborhood. However, I cannot personally guarantee this, as I have not yet investigated it myself.
The interior walls for the upper floor and attic, as shown in the floor plan, do not match the electrical plan. Please refer to the electrical plan for the correct locations.
