41564 Kaarst – Nordrhein-WestfalenDue to professional reasons, we need to leave Kaarst and are therefore selling our lovingly renovated house. It's a semi-detached house in a friendly neighborhood with a pleasant, quiet atmosphere. There is space for two to three cars. The family enjoys privacy thanks to the front garden with old rose bushes and a small terrace on the south side, as well as a little-used footpath that acts as a buffer zone between the back garden and the neighboring houses. The ground floor welcomes you with a very large living/dining room (approx. 40 m²), a custom-built kitchen, a modern guest toilet, and a spacious (120x140 cm), ground-floor shower room. The large window front in the living room offers a view of the front garden, where we often enjoyed a coffee break on sunny March days. At the back, there's a covered terrace with glass sliding doors (sunroom). From here, you have a beautiful view of the lovingly landscaped garden. We often used the sunroom as an additional breakfast or dining room in the spring and summer. A covered and sheltered area behind the enclosed functional space at the back of the garage allows for grilling even on rainy days. The upper floor features a spacious 20 m² office/bedroom with a south-facing loggia that offers privacy, another 15 m² bedroom at the back, and an 11 m² office/children's room with air conditioning. The green view from the loggia, overlooking a meadow with apple trees, and from the bedroom at the back, overlooking a garden with mature shrubs and trees, is pleasantly calming. This level also includes a modern bathroom with a walk-in bathtub and a separate shower area, ensuring there's no morning rush to use the shower. On the top floor, you'll find another spacious room with a walk-in closet and three Velux windows. This floor can be used as an office, gym, or studio for teenagers. The house is fully basement (approx. 70 m²). The basement has 4 rooms, two of which are heated. Two tiled rooms are used as a laundry room and a heating/storage room. A medium-sized room is used as a storage room. The largest room has laminate flooring and has been used as a guest room, gym, and ironing room (with a radiator). In addition, the house includes a garage with an electric door, in front of which two more cars can be parked.

Over the past 11 years, numerous renovations and modernization projects have been completed, resulting in a property that is now in excellent condition and boasts high-quality finishes. Thanks to all these improvements, the house now achieves energy efficiency class C. Prior to the move-in date in 2015, the bathrooms and radiators were renewed, most of the windows were replaced, new flooring was installed, the oil heating system was replaced with an efficient gas heating system, the terrace was tiled and made usable year-round with the addition of a conservatory, the overgrown gardens were redesigned, the driveway was widened, the front door was replaced, an alarm system was installed, and the electrical wiring was brought up to date. In 2022, a major roof renovation was carried out, including a new roof covering, Velux windows, and insulation (160 mm thick). Since then, the house has also been equipped with a 5.7 kWp solar panel system on the roof, along with a 10.2 kW battery storage system. In the same year, the last insulated windows with electric blinds were installed. In 2024, the heating and central hot water systems were modernized with the installation of a Stiebel air-to-water heat pump and an 800-liter storage tank, ensuring that even a family of five can shower without worrying about cold water. The electrical distribution system was also upgraded to measurement concept 8 (a separate electricity tariff for the heat pump is significantly cheaper than the standard tariff – in our case, 37% cheaper). The monthly water and energy costs (electricity, heating, cold water, and hot water) are approximately €175 and are considerably lower than they were before 2022, when the house was powered by oil or gas. The house is readily available for purchase.
Location
Kaarst is a popular town in the Neuss district, offering excellent infrastructure and a high quality of life, making it ideal for families. The town boasts numerous shopping opportunities, schools, kindergartens, and medical facilities.
The house is located in the western part of the town, directly adjacent to fields, and close to the recreational area of Kaarster See, which includes a swimming lake, a tennis club, and a sailing club. The neighborhood is characterized by a friendly and welcoming atmosphere. Various shopping options are located approximately 1 kilometer away (including Aldi, Edeka, Hagebaumarkt [a hardware store], a pharmacy, and a farm shop). The nearest bus stop, providing access to Kaarst town center (town hall, market square) and onward to Neuss, is just a one-minute walk away. The Regiobahn station "Kaarster See," providing access to Neuss and Düsseldorf Hauptbahnhof (main train station), is a ten-minute walk away.
