For sale is a fully equipped and operational restaurant in Berlin-Köpenick, in a prime location on one of the main streets, just a few minutes' walk from the water. It features 3 dining areas with approximately 30-35 seats in total, plus approximately 12 seats in the outdoor area.
It includes a fully equipped kitchen, a dining area, a bar, storage/utility rooms, and restroom facilities.
The restaurant is currently in operation and can be taken over with short notice, by appointment. We are not accepting offers from concepts that produce very strong cooking odors (e.g., traditional Chinese, Indian, etc.). We do not want a fast-food concept with strong odors or noise pollution.
Current lease term: 3 + 5 years.
After the takeover, it is likely possible to switch to a 5 + 5 year lease (in agreement with the landlord).
Purchase price/transfer fee for inventory, equipment, and business transfer: €50,000, negotiable.
Installment payments are possible upon agreement, even over a longer period, with a down payment of at least €15,000. Appropriate notarial security/guarantees will be required.
