New shared apartment being established at Westerberg.

At Nobbenburger Str. 8, 4 new shared apartments are being created after renovations. The rooms in the first 4-person apartment are now available for rent. The rooms in the other 3 apartments will also be available for rent soon.

**APARTMENT AND FURNISHINGS**
A floor plan of the apartment is included as a photo. The rooms are between approximately 12 m² and 23 m² in size, have been freshly painted, and some have direct access to a balcony. They are furnished with new IKEA furniture, including a bed, wardrobe, desk, and chair, making it easy to move in. The apartment also features a modern fitted kitchen. The building is a historic building from the Gründerzeit period (built in 1910) with high ceilings and large windows. It's not a new building, but a house with a typical historic character. The bathrooms are designed to be functional. The toilet and shower are located in separate rooms, which makes shared living easier.

**ALL-INCLUSIVE RENT**
The rooms in the shared apartments are rented out with an allocated share of the communal areas, with all-inclusive rents starting from €497. The all-inclusive rent includes all operating costs. The electricity for the apartment is charged at €40 per person per month and is already included in the all-inclusive rent. Internet access is provided free of charge. The rent is fixed, which means there is no annual bill for additional costs – you will not receive any refunds, but you will also not have to make any additional payments. A washing machine and dryer are available in the basement and can be used by the tenants. There are no agency fees. The security deposit must be paid before receiving the keys. FURTHER CONDITIONS:
A separate lease agreement will be signed for each bedroom. The minimum lease duration is 12 months. Pets are not allowed.

The house is located between the city center of Osnabrück and the Westerberg campus. Both locations are within walking distance, and other university campuses are also nearby.

There are shops approximately 150 meters across the street (a supermarket with a bakery).

A well-connected bus stop is just a 5-minute walk away.
