4.5-room house, quiet location, unobstructed views, accessible.

The house is located 15 km from Bad Säckingen, at Vogelsang 10, 79725 Laufenburg, in a quiet, newly developed residential area for single-family homes. I'm listing the house here because there are more potential buyers who search under the "Bad Säckingen" area. The house is being sold without any commission fees; unfortunately, real estate agencies have already inquired, and we are saving those costs by selling it privately. The house is only 4 km from the Laufenburg customs office. A bakery is within 300 meters, and the Laufenburg shopping center is 4 km away. The church bells in Hochsal are not rung at night. The kindergarten is 300 meters away. A school bus runs to Luttingen. The living space is 111.5 square meters. The house was built in 2010 using solid construction with Liapor stones and insulated materials; the wall thickness is 30 cm. The Liapor stones not only provide excellent insulation against cold and heat, but they also very effectively dampen sound, which is noticeable inside the house – if a TV or radio is playing in one room, it's barely audible in the adjacent room. A few years ago, Stiegeler installed a fiber optic connection in Hochsal, and I, of course, had this fiber optic line installed and paid the connection fees. The internet is now even faster. The living room with kitchen is 50.73 m2 (according to the plans). The kitchen is as shown in the video; however, the kitchen is slightly different in the plans I received. The house is located on a slight slope, and in 2017, I had the garden redesigned to be easier to maintain. I had a pathway created between the two seating areas and a terrace roof installed, so that both seating areas are covered. This path was created using two garden pavers, each 40 cm wide, placed side by side, making it 80 cm wide, so that you have a sufficiently wide path for a stroller or wheelchair. In 2020, there was a travel restriction, and as a Swiss citizen, I was not allowed to cross the border for 3 months, even though I had contacted 3 customs offices.
