I am renting out my detached house, which is currently still under construction. The planned completion date is April 2026, and the rental would be possible from May 1st, 2026. The pictures show the floor plans, including a furniture layout suggestion, to give you a better idea of the room layout. The area measurements refer to the gross floor area according to DIN 277. The house will be built using solid construction methods. Heating is provided by an air-water heat pump from the company Wolf, combined with underfloor heating in all rooms. The attic is insulated and can be used for storage, but it is not heated. The property includes:
two parking spaces directly in front of the building
a garden with a terrace
prepared electrical connections for a possible wallbox
an outdoor water tap, two outdoor sockets, and an additional power supply for use, for example, for a garden shed
The house has a photovoltaic system with approximately 7 kWp and a storage capacity of approximately 5 kWh. You can use the generated electricity at a significantly lower price within a tenant electricity model. Consumption is recorded via a separate meter. In addition to the apartment itself, you will need to arrange a standard electricity supply contract with a provider of your choice, which will supply power to the apartment, especially during the winter months. Fiber optic cable (TNG) has already been installed in the building, and you will need to take out a contract to use it. As the tenant, you are responsible for registering with the relevant utility providers (electricity, water, sewage, waste collection). The ancillary costs include estimated expenses for things like property tax and insurance. According to the energy performance certificate, the building meets energy efficiency class A+.
