Since we moved in in 1997, the kitchen, bathroom, toilet, heating system, and all windows (including those in the basement) have been newly installed. The terrace has a 6-meter wide awning, and the two children's bedrooms, which have access to the loggia, each have roller shutters. There are radiators in two basement rooms (a hobby room and a workshop). Separately located is the Viesmann heating system. In addition, there is a large utility room. All rooms in the house have cable and antenna connections. Fiber optic cables have been installed and are in use since 2025. There are two small and one large plastic garden sheds by the company Keter. We will leave the gardening tools located inside. The loggia can be equipped with a solar panel system.
Location
The Ebensberg district is a self-contained suburban area. It has approximately 2000 residents and is a completely traffic-calmed zone with a 30 km/h speed limit. It's a paradise for children and pets, nestled in nature. In the morning, the sun shines into the kitchen, and from midday onwards, the living room, balcony, and garden are bathed in sunlight, creating a wonderful brightness throughout the house. The nearest forest is only 200 meters away. Just a few hundred meters away, you'll find fields, meadows, forests, the Elbe-Seitenkanal canal, a sports club (with football and tennis facilities), and two children's playgrounds. The Echem/Scharnebeck riding club is located just a few kilometers away, as is the Scharnebeck ship lift. For excursions, the Lüneburg Heath is a natural choice. A city and school bus stops right outside the door (50 meters). Other distances by car: kindergarten 2.9 km, school 3.5 km, shopping center 2.4 km, train station/city center approximately 5 km. All destinations are easily accessible by bicycle (not e-bike) via cycle paths and well-maintained forest roads. The access road to the A[motorway number] motorway is 2.2 km away. The driving time to Hamburg Central Station is approximately 45 minutes, depending on traffic conditions. By train, it's approximately 30 minutes.

This terraced house is part of a homeowners' association (WEG) that has been managed for over 20 years by a competent and reliable administrator (Contrado GmbH, Lüneburg). The monthly service charge is €228, which includes the administrator's fee, maintenance reserve, upkeep of communal areas, snow removal, and minor repairs. The cost of inspecting and maintaining the heating system, which has been done annually since its installation in 2004, is borne by the homeowners. All other expenses, including water, sewage, electricity, gas, waste disposal, and property tax, are to be paid directly.
