Location
The house is located on the edge of a forest, at the western end of the "Dorotheenhöhe" development in Hilpoltstein, which was completed in 2020. The street is almost exclusively residential, with single-family homes.
Hilpoltstein has a population of just under 14,000. All major supermarkets and discount stores are present, and all types of schools are offered (primary, secondary, vocational, and grammar schools). The Hilpoltstein sports club (TV Hilpoltstein) has over 3,000 members and offers a wide range of activities, including soccer, tennis, table tennis, martial arts, handball, and basketball.
Access by car to Nuremberg (25 minutes to the Franken-Center) and Ingolstadt (40 minutes to the Ingolstadt Village) is via the A9 highway. Trains run hourly from Hilpoltstein to Nuremberg, with a change in Roth. A direct S-Bahn (local train) connection between Hilpoltstein and Nuremberg is officially planned.
The nearest recreational area is the Rothsee lake (10 minutes by bike) or the wider Franconian Lake District (25 minutes by car to the Brombachsee lake).
