The 80 sqm are divided into hallway, large living room, 2 equally sized bedrooms, kitchen and daylight bathroom. It is heated by a modern district heating system from 2022. The apartment will be handed over renovated and is suitable for two people to share. It is ideal for couples, small families or shared flats, both for owner-occupation and as an investment. The apartment became vacant at the end of January 2026 and has deliberately not been re-let to allow owner-occupiers to move in immediately.
The laminate flooring and kitchen were renewed in 2015 and the bathroom in Jan. 2026. The windows are triple-glazed so that the apartment is always quiet and keeps the heat in despite its central location. The fitted kitchen consists of a stove, ceramic hob, extractor hood and dishwasher and can be taken over from the last tenant.
An absolute highlight: there are already construction plans for the addition of a balcony, which can be implemented relatively easily when the roof is renewed, as there is already a roof overhang on the floor below.
There is a small shed in the stairwell (outside the apartment!), which can be used as a storage space for the washing machine and dryer thanks to the water/waste water and electricity connections. A cellar naturally belongs to the apartment, and an attic can also be used for storage.
A new energy certificate has been applied for. In the old one from 2014, the building was listed with energy class E and 159 kWh/(sqm*a). Since then, the entire heating system has been converted from an old gas boiler from the 1990s to a modern district heating system in 2022.
