The apartment on offer here is located in a well-kept apartment building which is/was regularly maintained. The exterior walls and the attic of the house are thermally insulated. It is possible to dry the tenants' own laundry in the attic area. In the basement of the house is the gas central heating, which was renewed a few weeks ago as a new energy-saving condensing boiler, which supplies the entire house with heat. A few months ago, all the plastic windows were also replaced with energy-saving triple-glazed plastic window elements in order to save even more energy costs. All energy-saving measures to reduce energy costs have now been implemented in and around the house, meaning that the energy consumption certificate is no longer up to date, as the values have now fallen drastically as a result of the energy-saving measures. We have contributed to the fact that the energy costs have fallen drastically through many possible energy measures. There are only 1-person households and a 2-person household living in the house, so it is a very quiet house where dogs are not allowed. The windows are fitted with additional RC 2 burglary protection measures and all windows and doors on the mezzanine floor have roller shutters, which were also replaced a few months ago.

The pictures posted here are the pictures of the neighboring apartment above. The floor plan is the same. Here, however, the previous tenant sanded down the wooden floorboards painted on site and painted them clear. In the apartment to be let, these floorboards are not natural, so it is recommended that these floors be fitted with the tenant's own carpeting or laminate flooring, although the laminate flooring currently present has not yet been removed by the previous tenant and can therefore be taken over.
The 2.5 room apartment, which is located on the mezzanine floor of the apartment building, is equipped with color lacquered wooden floorboards (see previous note), which are covered with laminate flooring, except for the bathroom, which is tiled and the large terrace belonging to the apartment also has paving slabs. The bathroom is equipped with a bathtub, a washbasin and a WC. A washing machine can also be installed in the bathroom. The connections for this are available. The space provided for this is next to the bathtub and is therefore not in the way. There is a tenant-owned cellar room in the basement of the house. The bathroom, bedroom and living room can be reached from the hallway. The kitchen is accessible from the living room and is located behind the living room. The kitchen and living room get plenty of sun from midday onwards. These rooms face the garden and are therefore absolutely quiet, even though Gemarkenstrasse is right next door. From the kitchen there is access to the terrace, which also faces the quiet garden. The terrace has a size of approx. 17 m² and invites you to relax and linger and is the highlight of the apartment. The bedroom faces Holbeinstrasse. From here you have a view of the trees in the church garden opposite. All windows and doors have new roller shutters. The new windows also have RC2 burglary protection. The green garden to the rear is fenced off from the neighboring properties by a garden wall, which means that third parties cannot gain unhindered access. There are no commercial units in the adjoining garden areas, so this is a very quiet inner part where even the squirrels feel at home, as it is very peaceful and green.
In the attic there is also an open space for drying laundry for all residents. The apartment is wallpapered in coarse woodchip and the paintwork was not changed in color by the previous tenant, i.e. everything is white.
Location
Holbeinstrasse 4 is located in the popular Holsterhausen district of Essen. Holsterhausen combines the advantages of a small town with the benefits of a large city. Gemarkenstraße, which is directly adjacent to Holbeinstraße, is Holsterhausen's small shopping street. All stores for daily needs can be found here. In addition to the bakery just around the corner, doctors and pharmacies are also located here. Public transport connections are guaranteed via Gemarkenplatz, which is less than 5 minutes away on foot.
The slip roads to the A 40 and A 52 highways can be reached by car in around 3 and 6 minutes respectively. The university hospital in Essen and the local and regional courts are also within walking distance.

The tile color in the bathroom is as in the first bathroom picture, so not as dark as in the other two pictures, which do not reflect the real color correctly.
