This is a very spacious 2-room apartment. One of the rooms is so large that it is practically divided into 2 rooms (bedroom and study) by a sliding door wardrobe that separates the rooms. Now this large room (1.5 rooms) together with the large kitchen/living room, the large bathroom and the other usable areas are to be rented out for sole use like a shared flat. How is this meant? The 2nd room (marked green in the floor plan) is to be kept free for a carer for my father with dementia, who lives in the apartment on the top floor together with my mother, who is a carer. There is a 5% chance that a carer will ever move in there, as there is enough living space on the top floor with my parents. It is therefore purely a precautionary measure to keep the 2nd room free. This means that the tenant has the full 90 m² for his sole use and the 2nd room remains locked (but can also be used by arrangement). In the unlikely event of a care worker, there would be cohabitation as in a shared flat, but then of course at reduced costs, as the 1.5 rooms with "halved" kitchen, bathroom, hallway and utility room area would then correctly be "only" 66 m²!
Now to the actual description:
