Two terraces complement the outdoor living: one in the low-maintenance front garden, the second is sheltered behind the house and can be reached directly from the kitchen and through the "Schöpfle".
The house is spread over several levels. This creates clear areas in everyday life and ends at the top in an unusually designed studio, which is ideal as a studio or home office. Anyone who appreciates separate areas for living, sleeping and working will feel at home here. Those looking for ground-floor living are more likely to find the right solution in a different layout.
The "Schöpfle" is a large, covered utility room. It extends around the corner to the rear terrace and offers plenty of space for garden furniture, firewood, bicycles and garbage cans. It remains pleasantly shady here in summer and was the coolest and most relaxed place at our garage flea market.

Rainwater tanks are located in front of and behind the Schöpfle. They are reliably fed by the rainwater from the roof and in practice are sufficient to water potted plants around the house and the front garden.
The Schöpfle is very generously dimensioned and was used as a covered utility room. There is space for garden furniture, firewood, bicycles, bins and much more. A vehicle also fits inside.
Inside
There are ceramic tiles in the entrance area, hallway and kitchen. There is parquet flooring in the living and dining area.
The first floor features a fitted kitchen with ceramic hob, oven, dishwasher (Smeg) and fridge. There is a freezer in the storage cellar. There is a wood-burning stove in the living room.
Second floor
The upper floor has cork flooring. The smaller of the three bedrooms has prepared kitchen connections on the left wall, they have not yet been used. This room also houses the Bosch Smart Home control unit for remote control of the radiator thermostats in the house.
The bathroom is brightly tiled and has a large double washbasin, bathtub and separate shower. There is also a separate WC.
Top floor studio
The top floor studio has linoleum. A small kitchenette with fridge completes the area.
Basement
Three large basement rooms offer plenty of usable space. One room houses the gas central heating with hot water supply. In addition to the connections for water, electricity and gas, there is also space and connections for the washing machine and dryer.
In the basement room next door is the fuse box with digital electricity meter, DSL cable and telephone connection as well as storage shelves and the freezer.
Location
Shopping facilities, kindergartens, elementary school, grammar school, special school, the outdoor pool, the old town, retirement homes and bus and train stops are just a few minutes' walk away.
Parking is available in the driveway, in front of the house, in the carport or Schöpfle and along the street. The quiet 30 km/h zone is mainly used by cyclists and walkers in good weather. The road ends further on and leads directly to the hiking and cycling trails in the direction of Münstertal.
The next stream, the Gewerbebach, runs at a safe distance behind the rear gardens of the row of houses opposite on the other side of the road.
