FIRST OCCUPANCY AFTER ENERGY-EFFICIENT REFURBISHMENT!
Built in 1935, this mid-terrace house underwent a comprehensive core refurbishment between 2024 and 2025 and is now in an energy-efficient and ready-to-move-in condition.
The roof was extensively renovated as part of the modernization work in 2025. The pitched roof was insulated and re-roofed. All rooms in the house are without pitched roofs. At the same time, the entire façade was renovated to make it more energy efficient: On the first floor, the exterior wall was fitted with 16 cm thick façade insulation. On the upper floor, 14 cm of insulation was used, supplemented by 4 cm of wood fiber insulation, before the entire façade was re-plastered and painted white.
The entire living space is comfortably heated via underfloor heating. New screed was poured on both floors and leveled with a leveling compound. On the upper floor, the wooden beam ceiling was also fitted with impact sound insulation for better soundproofing and a new, insulated floor structure with new OSB boards and the aforementioned screed.
A high-quality parquet floor was laid on the leveled subfloor. In addition, all walls were plastered smooth and painted white. All frames and doors, including the front door, were also completely renewed.
Also in 2025, the entire electrical system, including RCDs and a new fuse cabinet, as well as all sanitary pipes, both bathrooms and the guest WC were completely renewed.
In 2024, all windows were replaced with modern, triple-glazed plastic windows. With the exception of the bathrooms and WC, these are fully equipped with electrically operated shutters.
The gas central heating from 2014 and the newly installed underfloor heating are supported by new energy-efficient heating and circulation pumps. There is also a fiber optic connection for fast internet.
The south-east-facing covered terrace, built in 2025, offers direct access to the adjoining lawn. The spacious garden of approx. 255 m² is also accessible via a service road.

The well-kept mid-terrace house is located in a quiet and family-friendly residential area in the Welper district of Hattingen, in a traffic-calmed location on the Fritz-Ebert-Ring, surrounded by a pleasant neighborhood. The location combines natural recreation and an excellent infrastructure.
