The plot (approx. 1200 square meters) has a very sheltered garden area (at the foot of the slope), which cannot be seen, while from the house (living/dining room, attic apartment) at the top of the slope you can enjoy a wide view of the garden and the valley (south side).
The main entrance at ground level leads to the main living area.

Information on equipment
The property has been partially maintained (living areas on the first floor and also in the basement) and is in an acceptable to good condition; the facade was painted approx. 4-5 years ago. The kitchen, the large bathroom on the first floor and the large bathroom with sauna in the granny apartment (basement) as well as the hallway there are in good condition and were recently renovated (2020-2025) and refurbished. The basement apartment was occasionally rented out to holidaymakers in the past 20 years, which was easily possible due to the separate access via the garden. In the hallway there is a small built-in closet with louvered doors.
Attic apartment: The condition here is only average to in need of renovation; nothing further has been done here in the last 25 years, as it was only used for guests or family for short periods. The roof is tight but rather poorly insulated (still in original condition), the old roof shingles (look like slate) are intact but probably contain asbestos, as was usual in these years of construction. 2 windows are damaged, as is a window shutter in the bedroom.
The usable space is approx. 90 sqm (with anteroom), of which approx. 70 sqm is living space (sloping roof), and storage space below the sloping roof; no kitchen. The wallpaper and carpet are old.
High-quality conversion with kitchen, possibly large dormer windows, solar roof etc. certainly possible. A beautiful, very large, light-flooded main room with wooden scaffolding as a half room divider. (see photos)
The pool house (outbuilding approx. 47 sqm), simply tiled in white and kept functional, with bathroom/WC. The building as well as the pool (3x7m) are heated, the water basin is tight, although already patched in about 4-5 places. (see photos)
The pool has a counter-current system (approx. 15 years old) and a rollable, energy-saving dimpled liner. It has not been used for approx. 6 years, water has been drained. Window front to the garden but glass sliding door is defective (probably warped, therefore does not close properly).
Location
Breitscheid- Siebenmorgen is located in the district of Neuwied, in the municipality of Rengsdorf-Waldbreitbach, in the beautiful and mountainous Rhine Westerwald Nature Park.
Numerous small, winding villages and hamlets are characteristic of the Westerwald. Rosenstrasse is located at an altitude of around 250-300 meters and is one of the most popular residential areas in Breitscheid-Siebenmorgen. Here you benefit from a pleasant neighborhood and natural surroundings. The proximity to forests and fields invites you to go for walks, bike tours and other leisure activities. Shopping facilities, schools, kindergartens are partly within walking distance, by bike or in a few minutes by car or bus (Waldbreitbach, Niederbreitbach, Horhausen etc.). easily accessible.
The highway entrances to Cologne/Bonn or Frankfurt can be reached in approx. 5 minutes; Linz am Rhein, Neuwied, Siegburg and Montabaur in approx. 25 minutes; Koblenz in 35 minutes; Bonn, Bad Honnef, Remagen, Godesberg and Cologne in approx. 45-60 minutes (according to Google Maps).
