73730 Esslingen (Esslingen am Neckar) – Baden-WürttembergWe are selling our beautiful detached house with granny apartment in Oberesslingen in a quiet location. It is ideal for a family with children.
The house has a main apartment with a total of approx. 130 sqm, divided over the ground floor and attic, as well as a granny apartment in the basement with approx. 40 sqm, which has its own entrance. The entrance to the main apartment is at the rear of the house.
On the ground floor there is a bright living room, the dining room with access to the terrace on the west side, the kitchen (with separate pantry), a guest room and a toilet. A staircase leads to the ground floor, where there are three bedrooms, a bathroom with bath and shower, a small utility room and a separate WC. A loft staircase leads to the attic, which can be used as storage space (no headroom!).
The granny apartment has a large living room/bedroom, a small kitchen and a bathroom with shower. From there, there is also access to the cellar and the main apartment, which can easily be closed off if you want to rent out the granny apartment. In the basement there is also the boiler room, a cellar and a laundry room with its own access, which we use as a workshop/bicycle storage room.
We bought the house in 2007 and the first thing we did was insulate and re-roof it. We gradually replaced the old wooden windows with plastic windows with double and triple glazing. There are only a few wooden windows left. The entrance door was also replaced. We changed the room layout in the attic. There is now a bedroom with a small balcony on the east side and two cozy and bright rooms of roughly the same size on the south side. The bathrooms were redone in 2000, not too big, but functionally designed.
The house was fitted with oil central heating in 2000 (for the first time) with a 5000 liter underground tank in the garden (with inner tank cover and leakage warning). Oil consumption is around 2000 to 3000 liters per year, which tends to be on the lower end because the winters are getting milder. In addition, we have had a wood-burning stove installed in place of an old oil-fired tiled stove in the living room, so that we can make ourselves comfortable in front of it in winter or during the transitional period.
In 2022/2023, damage to the façade was repaired and the house was repainted.
The large and beautiful garden in front of and behind the house, which can be used in many ways, deserves special mention. Garden tools etc. can be stored in a room next to the entrance to the granny apartment. The house also has a single garage, which is considerably wider than usual.

Location
The house is located in a quiet cul-de-sac, which is loosely built-up and green and thus stands out from the wider surroundings with denser buildings. At the same time, you live close to the city: grocery stores and doctors' surgeries can be reached on foot in a maximum of 15 minutes. Esslingen city center can be reached in 15 minutes by bike. Otherwise, the bus stop is a three-minute walk away. There are schools of all types in the immediate vicinity.
