4 (bedrooms), 2 living rooms, 2 bathrooms, a fully developed cellar and a beautifully ingrown, low-maintenance garden are waiting for a new family.
Whether young or older children, amateur musicians, hobby gardeners, pet owners or hobbyists - the house and property offer enough space for many lifestyles and passions thanks to the clever layout and detached location.
We built our solid brick house (ground floor, first floor, basement) with a property developer in 2003. As the children grew, so did the need for space, so in 2012 the house was extended to the west and redesigned so that children on the upper floor and parents on the ground floor each had their own area.
The kitchen was relocated and a parents' bedroom with dressing room (walk-through room) was created on the ground floor, while the bathroom on the ground floor was enlarged and completely renovated. The floor-level glazed shower, custom-made built-in furniture, WC and bidet make clever use of the space.
In addition to the existing cozy living room with wood-burning stove, a new, light-flooded dining/living room with "conservatory flair" was created during the renovation. Here, parts of the walls are decorated with stucco veneziano in a friendly yellow. Two frosted, white sliding glass doors close this room off from the kitchen and living room.
Ground floor: potential for self-employed people or space for an au pair
The dressing room and bedroom on the ground floor could easily be converted into an office, treatment room or similar with an anteroom, or the non-load-bearing partition wall could be removed if required. The dressing room was the original kitchen before the conversion. We did not completely dismantle the installations; water and waste water connections for use as a physiotherapist, nail designer or hairdresser, for example, are easy to restore. An au pair would also have their own space here.
On the upper floor there are 3 bright rooms with French doors or windows and the large bathroom with bathtub, shower, bidet and WC. Despite the sloping roof, there is plenty of space for cupboards and shelves.

The approximately 30 m2 south-facing terrace with natural stone stretches along the long side of the house and has plenty of space for a BBQ and seating area. Walls, wooden elements, shrub beds, (raspberry) hedges and flowering shrubs screen off the garden. Our house tree provides welcome shade in summer.
Location
The 6500-inhabitant community of Röhrmoos is located in the hilly Dachauer Land, only 2 S-Bahn stations or about 8 kilometers from the large district town of Dachau.
The infrastructure for families in Röhrmoos is excellent:
